HB Nitkin Group Acquires 280,589-SF Metro Center Office Building in Stamford with $51.8M Financing
HB Nitkin Group, a Connecticut-based owner and investor, has acquired Metro Center, a Class A office building located at 1 Station Place in Stamford, Connecticut, according to an announcement from Newmark. The real estate acquisition reflects continued investor confidence in Stamford's downtown office market.
Newmark Co-Head of U.S. Capital Markets Adam Spies and Executive Managing Director Kevin Welsh arranged the sale on behalf of an undisclosed seller. The transaction involved a competitive process for the 280,589-square-foot office real estate asset, which is strategically positioned adjacent to Stamford Transportation Center and Interstate 95.
Commercial Real Estate Financing and Transaction Details
Newmark also arranged commercial real estate financing for the acquisition, securing a $51.8 million loan from Knighthead Funding. The financing team included Executive Managing Director Christopher Kramer, Managing Director Chris Lozinak, and Vice Chairman Jordan Roeschlaub. The transaction price and capitalization rate were not disclosed.
The property, built in 1987, features an eight-story atrium and structured parking with direct connectivity to regional transit infrastructure. Metro Center has recently undergone renovations.
Value-Add Repositioning Strategy
The acquisition positions HB Nitkin Group to implement a value-add repositioning strategy focused on capital improvements and tenant attraction. Following the purchase, the firm has secured new tenants including law firm Robinson + Cole and investment bank Roth Capital.
Newmark will continue to provide leasing services for the property, a role the firm has held since 2019. The building's location offers tenants access to Amtrak and Metro-North rail service within Stamford's downtown core.
