Henley Investments Sells Galeria Pestka to OPAL CENTRES in Poznań Retail Exit

Henley Investments has completed the sale of Galeria Pestka, a 41,658-sqm (448,000 sq ft) shopping centre in Poznań, Poland, to OPAL CENTRES, a subsidiary of DromeStar Group, the firms announced Aug. 25.
The transaction closes out a roughly five-year value-add hold. Henley Investments acquired Galeria Pestka in 2021 as its first Polish shopping centre purchase, buying the asset from a global investment manager. Over the hold period, the firm repositioned the tenant mix, refurbished the food court and maintained occupancy above 95% while growing annual footfall from 4.8 million to 5.1 million visitors — surpassing the centre's 2019 pre-COVID baseline.
Asset Overview
Galeria Pestka is a two-level, 60-unit retail centre situated in northern Poznań, with a fast tram interchange at its main entrance. The transit-oriented location serves as a convenience and necessity-based retail destination for the surrounding catchment. Poznań is Poland's fifth-largest city and a significant financial and industrial centre.
The centre is anchored by Carrefour, Bricomarché and MediaMarkt, with additional tenants including CCC, Pepco, Dealz, Action, Rossmann and Sinsay. The food court, which underwent a full refurbishment during Henley's ownership, now hosts five operators including KFC, OLIMP and Sphinx.
Leasing and Operational Performance
During its ownership, Henley Investments completed 61 new lettings and renewals at Galeria Pestka. Notable new deals included leases with Action, JYSK and Woolworth, reflecting the firm's strategy of refreshing the tenant lineup with value and discount-oriented retailers alongside updated food and beverage offerings.
Tom Duff, Investment Director at Henley Investments, said the outcome reflected the completion of the asset's business plan. "We are pleased to complete the sale of Galeria Pestka, a well-located retail centre with a great tenant line-up," Duff said. "During our ownership the tenant mix and food offer was brought up to date, while maintaining occupancy and growing footfall. With the business plan delivered in full, this was the right moment to sell and realise the returns for our investors."
Advisers and Buyer Background
Avison Young acted as commercial adviser to Henley Investments on the transaction. GT Law served as legal adviser to the seller. The buyer, OPAL CENTRES, is a subsidiary of DromeStar Group, a real estate investor.
No sale price or cap rate was publicly disclosed. Prime shopping centre yields in Poland have been tracking in the range of approximately 6.65% to 7.0%, with Poznań specifically at around 7.0% for prime retail assets, providing broader market context for the deal.
Henley's Broader Strategy
Henley Investments said it continues to pursue large-scale urban regeneration and investments across the living, office, industrial and logistics, retail and alternative sectors in Europe and the United States.
