HHHunt Breaks Ground on $80 Million Abberly Rise Multifamily Community in Greensboro

GREENSBORO, N.C. — HHHunt officially broke ground Aug. 27 on Abberly Rise Apartment Homes, an $80 million multifamily development that will bring 288 units to a 13-acre site in Greensboro, North Carolina. The project marks the company's first apartment community in Greensboro and its 11th in North Carolina.

Project Details and Site Location
The Abberly Rise site sits near Topgolf and within walking distance of Wendover Place, a retail center whose tenants include Target, Kohl's, Old Navy, Ulta Beauty, PetSmart and Ross Dress for Less. The location places the community in one of Greensboro's more retail-dense, amenity-rich corridors, near the intersection of Guilford and S roads.
Abberly Rise will offer studio, one-, two- and three-bedroom apartment homes. Units will include in-home smart technology that allows residents to control locks and thermostats remotely. Construction is expected to be completed in November 2028, with pre-leasing anticipated to begin in April 2027 and first move-ins slated for August 2027.
Amenities and Product Positioning
HHHunt is positioning Abberly Rise as a lifestyle-oriented community with a broad amenity package. Planned features include an Adrenaline Cardio & Strength Studio, a clubhouse with arcade games and co-working spaces, and a resort-style pool with in-water seating. The development will also include HHHunt Apartment Living's first-ever pickleball court, a notable differentiator within the company's North Carolina portfolio.
Abberly Rise will be breed-restriction free and will feature a dog park and a pet spa. HHHunt also said residents can expect a calendar of community events designed to encourage neighbor engagement.
Greensboro Market Context
HHHunt's entry into the Triad comes as Greensboro's apartment market navigates a period of elevated new supply. The metro is scheduled to see its supply pipeline peak around the second quarter of 2027, when more than 2,300 units are slated to complete. At the same time, Greensboro has posted some of the tightest rental occupancy figures among major markets, with occupancy reaching 98.3% and a 4.8 percentage point year-over-year increase as of early 2026. The Triad has seen roughly 7% inventory growth, below the pace of other North Carolina metros, though new deliveries have begun to push vacancy higher and moderate rent growth across the region.
Nationally, multifamily vacancy stood at 8.9% in the second quarter of 2026, reflecting ongoing absorption of a large volume of new supply delivered over recent years.
HHHunt's Broader Development Push
HHHunt currently owns and manages more than 8,600 apartment homes across Virginia, North Carolina, South Carolina, Tennessee, Georgia and Maryland. The company opened its first apartment community in 1966 in Blacksburg, Virginia. In 2026, HHHunt indicated it expected to open 11 new communities during the year, suggesting Abberly Rise is part of a broader development push.
Site clearing and early construction activity were underway in mid-2026 ahead of the formal groundbreaking milestone. With pre-leasing set to begin roughly 20 months before the anticipated completion date, HHHunt will be leasing into a market expected to be absorbing a significant volume of new supply simultaneously.
