H.I.G. Capital Launches €1 Billion Highground German Residential Platform in Berlin
H.I.G. Europe announced July 16 the establishment of Highground Living, a €1 billion German residential platform headquartered in Berlin, marking a significant expansion of the firm's European real estate strategy into one of the continent's largest rental housing markets.
The platform is being launched through the consolidation of existing H.I.G. investments and operations in the Berlin area, combined with a concurrent new investment in a €450 million residential portfolio in Leipzig and Dresden, the firm said.
Platform Structure and Investment Thesis
Highground Living is designed to combine institutional ownership with a local operating platform, with the stated goal of improving asset performance while delivering housing across what H.I.G. describes as Germany's strongest urban markets. The firm cited Germany's structural housing shortages, resilient demand, and limited new supply as the fundamental drivers underpinning the platform's launch.
H.I.G. characterized the platform as scalable, with Highground intending to expand both its portfolio and operating platform over time. The investment strategy is described as value-add, with an emphasis on active asset management and disciplined portfolio growth.
