High Street Residential, Third & Urban Break Ground on Hillcrest Mixed-Use Development in Sandy Springs

SANDY SPRINGS, Ga.High Street Residential, the residential subsidiary of Trammell Crow Company, and its partner Third & Urban have broken ground on Hillcrest, an 8.1-acre mixed-use development in Sandy Springs, Georgia, according to an announcement from the firms. The project will include 362 apartment units, 30 for-rent townhomes, and more than 19,000 square feet of retail space.

Development Details

Hillcrest will feature a three- to five-story apartment building with a parking garage that includes over 100 public spaces for city events and retail customers. The apartments are planned to include amenities such as a rooftop pool and clubroom, golf simulator lounge, private screening room, sauna, fitness center with Pilates studio, dog park, and café-style work-from-home spaces. The townhomes will offer two- and three-bedroom layouts with two-car garages and rooftop patios.

Retail and Community Integration

The retail portion of Hillcrest, overseen by Third & Urban, will include a mix of restaurants and community-focused retailers arranged around a central public plaza designed for events. Third & Urban’s portfolio includes projects such as Common Ground, Westside Paper, Armour Yards, a retail district in Virginia-Highlands, and the former Corporate Square campus in Brookhaven.

Location and Context

Hillcrest is located adjacent to the $230 million City Springs development on land previously owned by The Sandy Springs United Methodist Church. The project aligns with the city’s goal of creating a walkable downtown area. It is within a mile of more than 2 million square feet of retail space, including four grocery stores, and is near civic and cultural facilities such as Sandy Springs City Hall and the Performing Arts Center.

Timeline

All portions of the Hillcrest project are expected to be completed by the end of 2027.
