ADDISON, Texas — Holt Lunsford Commercial has brokered a new headquarters lease for Make-A-Wish North Texas at Lincoln Centre, a 1.7 million-square-foot AA Trophy office complex in Addison, Texas, the firm announced. Brokers Brian Wilson and Tom Land represented the non-profit organization in securing just over 7,000 square feet of office space at the campus.
The Challenge: An Aging Headquarters Hindering Operations
Make-A-Wish North Texas, headquartered in Addison, had been operating out of an aging office space that had grown unwelcoming to both employees and benefactors. The conditions were such that donor and family meetings were routinely held off-site, and employees were discouraged from attending the office regularly. CEO Kim Elenez and COO Michael S. Smith engaged Brian Wilson and Tom Land of Holt Lunsford Commercial to explore a comprehensive relocation solution.

Holt Lunsford Commercial conducted a comprehensive market survey of 35 properties, evaluating each against 10 unique amenities. The criteria ranged from 24/7 security to the ability to accommodate Make-A-Wish's iconic Wish Tree sculpture. Each property received a "Site Score" to enable standardized, apples-to-apples comparisons across the field — a structured approach that narrowed the search to seven initial tours, followed by three additional property tours.
Lincoln Centre emerged as the top choice among the finalists. Securing premium space within a building of that caliber for a non-profit organization required what the firm described as strategic negotiation across multiple fronts.
The Outcome: Below-Market Economics in a Trophy Building
Holt Lunsford Commercial executed meticulous space planning to accommodate all 35 Make-A-Wish North Texas employees within just over 7,000 square feet. The firm negotiated rates described as significantly more attractive than those paid by other Lincoln Centre tenants, and secured nearly a full year of abated rent.
Additional negotiated provisions included a prominent location within the complex for the organization's Wish Tree sculpture, building signage rights on the 1.7 million-square-foot campus, and lease terms allowing Make-A-Wish to host events at Lincoln Centre facilities — a provision the firm noted would eliminate costly off-site venue expenses that had previously burdened the organization.
The relocation concluded with an official move-in and ribbon-cutting ceremony. CEO Kim Elenez described the new headquarters as "magical."
