Holt Lunsford Commercial Investments (HLCI), a commercial real estate investment and development firm, announced Oct. 12 the development of Eagle Alliance Crossing, a five-building Class A industrial park totaling 514,726 square feet on 50.31 acres in Fort Worth's Alliance submarket.

The project is located at 18344 FM 156. Construction is set to begin in the fourth quarter of 2026, with completion targeted for the first quarter of 2028, the firm said. The project is funded through HLCI's third industrial fund.

Eagle Alliance Crossing Project Details

The park pairs a 229,398-square-foot cross-dock building with four shallow-bay buildings ranging from 29,480 to 162,524 square feet. HLCI said the buildings will offer clear heights up to 36 feet, dock-high loading and deep, securable truck courts.

The site also accommodates outside storage, with up to 2.2 acres at Building 1 and up to 3.7 acres across the remaining buildings. HLCI said the design addresses a supply gap for mid-size and sub-100,000-square-foot users in a submarket where institutional development has concentrated almost exclusively on large bulk product.

Location in the Alliance Submarket

The site is 0.5 miles from State Highway 114 and 2.8 miles from I-35W, and minutes from Fort Worth Alliance Airport and the BNSF Alliance Intermodal Facility, according to HLCI. The firm described Alliance as the only inland logistics node in North Texas that combines a dedicated cargo airport, a Class I intermodal terminal and direct interstate access within a single master-planned park. HLCI said the location gives tenants same-day truck reach across the Dallas-Fort Worth Metroplex and overnight reach into most of the central United States.

Hutton Lunsford on HLCI's Fort Worth Pipeline

"Fort Worth has been a great market for us and we're excited to be adding to the pipeline again," said Hutton Lunsford, chief investment officer of HLCI. "Our 1,000,000-square-foot project in south Fort Worth just delivered and signed a full-park lease while under construction. We have two developments breaking ground in Fort Worth later this year and we're actively looking at more."

HLCI has more than 4 million square feet of active industrial developments across Texas, the firm said. It added that it has several additional projects underway and under contract across the Dallas-Fort Worth market and continues to pursue land acquisitions where supply constraints and tenant demand converge.

Eagle Alliance Crossing joins other HLCI projects in Fort Worth. The firm recently announced Meacham 820 Crossing, a two-building project of approximately 238,000 square feet on 26.5 acres at the northwest corner of Old Decatur Road and I-820, with construction expected to begin in Q4 2026 and delivery in Q4 2027. HLCI also developed Carter Crossing, a three-building, 1,010,565-square-foot industrial park at 6901 Wichita Street in Fort Worth, with completion expected in August 2026.

Dallas-Fort Worth Industrial Market Context

The announcement comes as Dallas-Fort Worth industrial fundamentals have improved. Overall industrial vacancy in the market fell to 7.8% in the third quarter of 2026, from 8.2% in the second quarter and 8.9% a year earlier. Quarterly net absorption totaled 6.4 million square feet, up 17.5% year over year, while leasing volume reached 23.5 million square feet, the highest level in the three-year period tracked.

DFW still had 33.91 million square feet of industrial space under construction, making it the largest U.S. industrial construction market.

Activity in Fort Worth's Alliance area has included Taiwan-based Foxlink opening a 147,780-square-foot facility at AllianceTexas, and Wistron planning a $761 million AI-supercomputer manufacturing investment expected to create more than 800 jobs. Hillwood announced a new 1.2 million-square-foot speculative industrial building, bringing its AllianceTexas industrial pipeline to 8.2 million square feet under construction or in design.

Recent Fort Worth leasing included a 385,000-square-foot renewal and expansion by Alcon Research and a 263,900-square-foot renewal by One Intergis at Fort Worth Industrial, a 250,000-square-foot lease by Logistics Plus at 2900 Meacham, and a 95,982-square-foot expansion by Jorstin Transportation Services at Everman Trade Center, all reported in June 2026.

Outlook

With construction slated to begin in late 2026 and delivery targeted for early 2028, Eagle Alliance Crossing adds cross-dock and shallow-bay space with outside storage capacity to the Alliance submarket. The mix of building sizes is aimed at tenants that may not require a large bulk facility but still need modern logistics infrastructure.
