Homes England and Vistry have exchanged contracts to bring forward a new residential community at Upton Lodge Farm in Northampton, marking a significant milestone in the delivery of up to 1,400 homes on the site at Weedon Road, Upton, Northampton.
The announcement follows the grant of outline planning permission by West Northamptonshire Council earlier in 2026 for the mixed-tenure scheme, which will include extensive green space, community facilities and supporting infrastructure alongside the new homes.
Development Plans and Affordable Housing Commitment
As the project advances, Vistry will prepare a comprehensive Design Code and Masterplan to shape the vision, character and design principles of the new neighbourhood. Those documents will inform a future Reserved Matters planning application covering the detailed design, layout and landscaping of the scheme.
The development is planned to deliver up to 40% affordable housing, representing a potential maximum of approximately 560 affordable homes alongside approximately 840 market-rate units, though the final tenure mix has not yet been confirmed. All homes will be built to the Future Homes Standard, targeting energy-efficient, low-carbon construction intended to reduce running costs for residents.
Vistry is targeting a start on site in early 2028, subject to approval of the Design Code, Masterplan and subsequent Reserved Matters application.
