Instacart Signs 26,134-SF Lease at 111 W. 33rd Street, Pushing ESRT's Midtown Buildings to Full Occupancy

Empire State Realty Trust (NYSE: ESRT) has signed a new office lease with Instacart, a grocery technology company, for 26,134 square feet at 111 W. 33rd Street in Midtown Manhattan, the real estate investment trust announced July 20, 2026. The transaction, executed in the second quarter, brings the building to 100% occupancy when combined with a separate 7,052-square-foot lease signed with Hansa Biopharma, Inc. early in the third quarter.

ESRT also announced that its nearby 1350 Broadway property has reached full occupancy, the result of 12 new transactions and existing tenant expansions at that building over the past 12 months.

Deal Details and Brokerage Teams

Josh Pernice, Timothy Kazul, and Conor Famulener of CBRE represented Instacart in the lease negotiations at 111 W. 33rd Street. Matthew Leon and Jake Leon of Newmark represented Hansa Biopharma in its 7,052-square-foot transaction at the same building.

On the landlord side, Jordan Berger, Shanae Ursini, and Kerry Lavelle of ESRT, along with Scott Klau, Erik Harris, Neil Rubin, Cole Gendels, and Zachary Weil of Newmark, represented the property owner in both transactions.

111 W. 33rd Street: Location and Tenant Profile

Located steps from Penn Station and Madison Square Garden in Midtown Manhattan, 111 W. 33rd Street is part of ESRT's Broadway Campus. The building also serves as ESRT's corporate headquarters. Other tenants in the building include Nespresso, ClearView Healthcare Partners, and Anaplan.

ESRT describes the property as offering modernized office spaces with full access to Broadway Campus amenities.

1350 Broadway Reaches Full Occupancy

In addition to the 111 W. 33rd Street milestone, ESRT reported that 1350 Broadway is now 100% leased following 12 new transactions and tenant expansions over the past year. ESRT did not disclose the specific tenants or lease terms associated with those transactions.

Remaining Availability and Market Context

Ryan Kass, EVP, Co-Head of Real Estate and Chief Revenue Officer at ESRT, noted that while the two buildings are now fully leased, the company retains available inventory elsewhere in its Midtown portfolio. "100% leased at both 111 West 33rd Street and 1350 Broadway is a testament to the strength of these assets and the demand for well-located, modernized, and amenitized office space in New York City," Kass said in a statement. "We have two large blocks remaining for 2026 at One Grand Central Place and 501 7th Avenue."

ESRT's portfolio as of March 31, 2026, comprised approximately 8.0 million rentable square feet of office space, 0.8 million rentable square feet of retail space, and 743 residential units. The company is a New York City-focused REIT and positions itself as a leader in energy efficiency and indoor environmental quality.
