Investcorp Acquires $200M Senior Housing and Multifamily Portfolio Across Gateway Markets

Investcorp has acquired a diversified portfolio of three residential properties totaling nearly 500 units across the Los Angeles and New York metropolitan areas for approximately $200 million, the firm announced April 21, 2026. The real estate acquisition comprises two senior housing communities and one multifamily asset, all located in high-demand gateway markets.

Portfolio Overview: Three Assets, Two Gateway MSAs

The portfolio includes a 148-unit senior living property in Orange County, Calif.; a 199-unit multifamily community in Bloomfield, N.J.; and a 116-unit senior living property on Long Island, N.Y. The three assets reported an average occupancy rate of 94% as of the end of 2025, according to the firm.

The Bloomfield, N.J., multifamily property represents Investcorp's first multifamily real estate acquisition in more than three years. The firm described the asset as a luxury apartment community featuring high-end amenities and finishes in a walkable neighborhood, with rental rates positioned below comparable New York City properties.

The two senior housing assets follow Investcorp's recent acquisition of a 140-unit senior living community in Boston, Mass., signaling a deliberate expansion of the firm's footprint in that sector.

Senior Housing Strategy: Demographics Drive $1B Commitment

Michael O'Brien, Co-Head of U.S. Real Estate at Investcorp, said the acquisitions reflect the firm's broader residential strategy and its conviction in senior living as a high-growth asset class.

"Our decision to re-enter the senior housing sector reflects the strong opportunity we see in the asset class, and we believe it's poised for sustained performance due to the nation's rapidly growing senior population, which has meaningfully increased demand for these assets amid stalling inventory growth," O'Brien said. "We're planning to invest over $1 billion in this asset class over the next couple of years."

Investcorp cited U.S. Census Bureau data projecting that the population aged 80 and older will grow by more than 70% by 2035 and more than double by 2045. The firm also referenced Green Street Advisors data indicating that senior living carries the highest forecast growth among all U.S. real estate sectors through 2029.

Multifamily Re-Entry: Selective Buying After Valuation Reset

Investcorp's return to multifamily real estate after a three-year pause reflects a deliberate approach to the sector amid a prolonged valuation reset. The firm described the Bloomfield acquisition as a rare opportunity to secure a high-quality asset at an attractive price point in a supply-constrained market.

Ryan Bassett, Head of U.S. Residential Acquisitions at Investcorp, emphasized the structural advantages of the portfolio's locations.

"The properties within this portfolio are strategically located in deep, diversified economies with sustained housing demand," Bassett said. "Limited land availability, ongoing elevated construction costs and complex zoning requirements are barriers to entry in these markets, reflecting the potential for these assets to continue to perform in both the near and long term."

The New York Tri-State and Los Angeles MSAs have seen home values rise approximately 3% year over year, according to Zillow research data cited by the firm. Those supply constraints — including limited developable land, high construction costs, and restrictive zoning — have historically supported rent levels and occupancy in both multifamily and senior housing assets within these markets.

Firm Background and Portfolio Positioning

Real Capital Analytics ranks Investcorp among the top five largest cross-border buyers of U.S. real estate over the past five years. Industrial and residential properties collectively account for 98% of the firm's U.S. real estate portfolio. In 2025, Investcorp's real estate team rose to No. 42 on PERE's annual PERE 100 list of real estate equity investment managers, up from No. 51 the prior year.

The latest portfolio transaction, combined with the firm's stated plan to deploy more than $1 billion into senior living over the next two years, signals a significant scaling of Investcorp's residential real estate strategy in major U.S. markets. The firm has characterized its re-entry into multifamily as highly selective, targeting only assets it believes offer meaningful value creation potential following the broader market correction in residential valuations.
