Investcorp Expands U.S. Industrial Real Estate Portfolio With $400 Million Acquisition
NEW YORK, Dec. 2, 2025 — Investcorp announced the acquisition of a diversified U.S. industrial real estate portfolio valued at approximately $400 million, expanding its holdings across key coastal markets. The transaction includes 35 buildings totaling about 2.6 million square feet with an average occupancy of 97% as of October 2025.
Investcorp’s Latest Real Estate Acquisition
The portfolio spans seven U.S. markets, including Philadelphia, Northern New Jersey, Long Island, Sacramento, Tampa, South Florida, and North Atlanta. The properties comprise infill and light industrial assets positioned near major population centers and transportation routes. According to Investcorp, the acquisition aligns with its strategy of targeting industrial real estate in established coastal regions with sustained tenant demand and limited new supply.
Herb Myers, Global Head of Real Assets at Investcorp, said the U.S. industrial sector remains resilient despite supply chain challenges. “The U.S. industrial sector has retained its foundational strength,” Myers said. “We plan to continue to seek opportunities to deploy capital into U.S. industrial properties that align with our forward-thinking investment thesis.”
Portfolio Composition and Market Coverage
The newly acquired assets include approximately 76,000 square feet across two buildings in Philadelphia, 44,000 square feet in Northern New Jersey, and 92,000 square feet across two buildings in Long Island. Additional holdings include a 1.3 million-square-foot logistics portfolio in Sacramento, 156,000 square feet across two buildings in Tampa, 115,000 square feet across three buildings in South Florida, and an 814,000-square-foot light industrial portfolio in North Atlanta.
Investcorp stated that these markets benefit from diverse economies, strong industrial demand, and limited new supply—less than 1.3% of current inventory, according to Green Street Advisors. The firm said the acquisition strengthens its U.S. industrial platform and reflects its continued confidence in the sector’s fundamentals.
Industrial Real Estate Market Context
The U.S. industrial real estate market has been supported by sustained e-commerce growth and infrastructure investment. According to Savills, e-commerce accounted for nearly 16% of total retail sales by the end of 2024. Government incentives and infrastructure spending have also contributed to expanding logistics capacity in coastal regions.
Strategic Outlook
Investcorp has been among the active cross-border buyers of U.S. real estate in recent years, with much of its U.S. holdings concentrated in industrial and residential sectors. The firm said it plans to continue seeking opportunities in industrial real estate that align with its investment strategy and market outlook.
