IPA Capital Markets Arranges $113.7M in Life Company Financing and Preferred Equity for Fort Worth Retail Portfolio

IPA Capital Markets, a division of Marcus & Millichap (NYSE: MMI) specializing in capital markets services for major private and institutional clients, has arranged $113.7 million in life company financing and preferred equity to support Younger Partners Investments' acquisition of three contiguous retail centers in Fort Worth, Texas, the firm announced March 25, 2026.

The transaction involves Presidio Towne Crossing, Tehama Towne Crossing, and Vista Ridge — three retail centers collectively totaling 375,000 square feet and now rebranded under the unified name Presidio Junction. The portfolio is 100% leased, with tenants including TJ Maxx, HomeGoods, Aldi, Petco, Old Navy, Sephora, and Five Below.

Transaction Structure and Financing Details

The capital stack arranged by IPA Capital Markets combines senior life company debt with a preferred equity component. The $113.7 million in total financing was structured by Adam Mengacci, senior managing director in IPA Capital Markets' Dallas office, who represented Younger Partners Investments throughout the process.

Acquisition Expands YPI's Texas Retail Portfolio

Dallas-based Younger Partners Investments was formed in 2020 with a focus on acquiring retail investment properties across Texas, with an emphasis on neighborhood grocery-anchored centers and lifestyle shopping centers. With the Presidio Junction acquisition, YPI's Texas retail portfolio has grown to nearly 1.4 million square feet.

"This is a tremendous addition to our Texas portfolio, which has grown to nearly 1.4 million square feet of retail," said Micah Ashford, managing director at YPI. "This acquisition strengthens our presence in Tarrant County and marks our continued expansion into Fort Worth, where we also own Artisan Circle in the Cultural District. We plan to continue expanding our retail portfolio with similar acquisitions as investor demand for assets such as Presidio Junction remains strong."

YPI plans to implement capital improvements at Presidio Junction this year, including wayfinding and signage enhancements across the three-center complex.
