Jackson Shaw Secures 606,000-SF Industrial Lease for Baer Manufacturing at CrossPoint Business District in Georgetown

Jackson Shaw, a national real estate developer headquartered in North Texas, announced February 9, 2026, the signing of an industrial lease at its CrossPoint Business District in Georgetown, Texas. Baer Manufacturing, operating under Hunt Electric Corporation, will occupy a 606,000-square-foot build-to-suit facility to produce prefabricated electrical products with a primary focus on underground duct banks supporting data center infrastructure.

Lease Details and Construction Timeline

Baer Manufacturing signed a long-term lease for the 606,000-square-foot build-to-suit facility in Phase 2 of the CrossPoint Business District. The company also leased approximately 73,000 square feet of remaining Phase 1 space to serve as a temporary operational area while the build-to-suit facility is under construction.

Construction of the Phase 2 build-to-suit is scheduled to begin in March 2026, with completion expected in the second quarter of 2027. ARCO/Murray Design Build and Ryan Companies will serve as general contractors for the project.

Adjacent to the Baer Manufacturing facility, Jackson Shaw will build a 606,000-square-foot speculative industrial building, with construction also starting in March 2026. Once complete, these two buildings will be the largest industrial facilities in the Austin market, excluding those built for Tesla and Samsung.

Data Center Infrastructure Focus

"Baer Manufacturing's expansion serves as a strong endorsement of CrossPoint and the broader Central Texas market," said Miles Terry, Vice President of Development at Jackson Shaw. "This project demonstrates the rising demand for large-format, mission-critical industrial space connected to data center growth and advanced manufacturing."

Terry noted that the project has garnered strong support from both city and county partners, who are offering incentives and have expressed enthusiasm for the deal's economic impact and job creation.

CrossPoint Business District Development

CrossPoint Business District is located on the west side of Interstate 35, north of the intersection with State Highway 195 and south of County Road 143. The multi-phase development is designed to accommodate large-scale industrial, manufacturing, and logistics users seeking proximity to the rapidly growing Austin-Central Texas region.

The development team for the project includes Compatriot Capital as equity partner and Busey Bank as lender for the Baer build-to-suit. Huntington National Bank is the lender for the speculative building. Powers Brown is the architect, Westwood is the civil engineer, and Darryl Dadon and Olivia Reed with CBRE are managing the leasing assignment for the development.

Current tenants at CrossPoint include Onx Homes, Grander Distributing, Control Panels USA, and Clopay.
