Jackson-Shaw Completes First Phase of Landis Ridge Industrial Park Near Charlotte

CHARLOTTE, N.C. — Real estate developer Jackson Shaw has completed the first phase of Landis Ridge, a 1.25-million-square-foot master-planned industrial real estate development located on 150 acres off Old Beatty Ford Road in Landis, North Carolina, the company announced Dec. 15.

The initial phase includes 594,300 square feet across three speculative Class A buildings, all available for immediate lease. The project is part of the industrial and logistics market in the Charlotte metropolitan area.

Phase I Details and Building Specifications

According to Jackson-Shaw, Phase I consists of three buildings: Building 1A at 1205 Ridgeview St. with 202,800 square feet, Building 1B at 205 Richwater St. with 121,800 square feet, and Building 2 at 1400 Ridgeview St. with 269,700 square feet. Each facility includes 2,700-square-foot office suites, full-warehouse LED lighting, and dock levelers.

The buildings feature design elements such as oversized glass entries and trailer and auto parking. Tenants can lease spaces as small as 33,180 square feet or occupy full buildings. The site includes three Duke Energy transmission lines, allowing for tenants with heavy electrical power needs.

Phase II and Future Development Plans

With Phase I complete, Jackson-Shaw is moving forward with site work for Phase II. The next stage covers 58 acres and can accommodate build-to-suit projects of up to 450,000 square feet. Clearing, grading, and construction of a stormwater control measure pond have been completed.

Phase II will include a 200,000-square-foot cold storage facility being developed by SunCap Property Group for a Fortune 500 client at 1400 Armstrong St. Jackson-Shaw is serving as the land development partner for that project, which is expected to be delivered in the first quarter of 2026.

Regional Context

Located off Exit 65 on Interstate 85, Landis Ridge is in the southern portion of Rowan County, providing access to the Charlotte region’s transportation network. The project adds to ongoing real estate development activity in North Carolina’s industrial real estate sector.
