JLL has advised Greystar on the €180 million sale of Quayside Quarter, a 268-unit build-to-rent residential development in Dublin's North Docks, to Hamburg-based Quantum Immobilien AG. The deal, announced Sept. 25, 2026, marks Quantum Immobilien's entry into the Irish market and adds to a run of overseas institutional capital targeting Dublin's private rented sector.

Deal Overview and Property Profile

Quayside Quarter is located at 76 North Wall Quay within the Dublin Landings waterfront development in North Dock, Dublin 1. The scheme comprises 268 rental apartments across eight buildings and was completed in 2021. The property spans approximately 237,000 square feet of lettable area and includes 210 underground car parking spaces and 300 bicycle spaces.

Resident amenities include a private gym, residents' lounge, games room, co-working and meeting spaces, rooftop gardens, children's play areas and an on-site crèche. The wider Dublin Landings development is a 13-acre mixed-use waterfront scheme incorporating offices, shops, restaurants and public open space.

At €180 million, the transaction implies a price of approximately €671,642 per unit. Market reporting indicated a net initial yield of just below 5%. The deal was one of Ireland's largest commercial property transactions of 2026 and had been brought to market through JLL in the third quarter of 2025.

Parties and Roles

Greystar, which has been active in Ireland since 2019, served as the seller. The global investment, development and management company focused on the living sector will continue to manage Quayside Quarter following the sale. JLL advised Greystar on the transaction, with the assignment led by Niall Gunne, Senior Director, Capital Markets at JLL Ireland.

Quantum Immobilien AG, the buyer, is a Hamburg-based real estate investment and development company with approximately €12.5 billion in assets under management, roughly half of which is invested in residential property. The Dublin acquisition was made on behalf of a club of institutional investors based in Berlin and extends the firm's push into major European cities.

"Quantum Immobilien's first move into Dublin demonstrates the city's growing appeal to international institutional investors and its place within the wider European investment landscape," said Niall Gunne. "A scheme of this scale, comprising 268 luxury apartments across eight buildings, is representative of the type of high-quality residential asset continuing to attract international institutional capital. Dublin's growing population and sustained demand for rental accommodation continue to support investor interest in the sector."

Market Context and Investment Rationale

Dublin's institutional residential market has continued to attract cross-border capital, supported by population growth, employment concentration and persistent demand for professionally managed housing. The city's supply of large, modern rental schemes in well-connected central locations remains limited, a constraint that helps underpin pricing for completed, stabilized assets.

For Quantum Immobilien, the transaction establishes an Irish operating platform and provides immediate scale in Dublin's private rented sector without the construction and lease-up risk associated with a new development. Greystar's continued involvement as property manager preserves operational continuity for residents and the new owner alike.

Ireland's rent-regulation framework shapes the investment case for an existing scheme such as Quayside Quarter. For many in-place tenancies, rent increases are limited to the lower of consumer-price inflation or 2%, making the quality and location of the asset, rather than near-term rent growth, a primary driver of underwriting. The property's waterfront location, amenity package and established operations position it within the segment of the Dublin market that has consistently attracted institutional capital.

The transaction follows Greystar and UBS Asset Management's acquisition of the wider Dublin Landings site from Ballymore for €175.5 million in 2019, which represented Greystar's first Irish investment. The 2026 sale to Quantum Immobilien allows Greystar to recycle capital while retaining the management relationship.

Broader Implications for Dublin's Multifamily Sector

The €671,642-per-unit valuation provides a benchmark for large Dublin build-to-rent assets at a sub-5% initial yield, reflecting the premium investors continue to place on high-quality, centrally located schemes with operating scale and strong tenant amenities. The deal also reinforces Dublin's position as a target for European institutional residential capital, particularly for recently completed waterfront assets.

For Quantum Immobilien, the Irish acquisition represents a geographic expansion consistent with its broader strategy of investing in major European cities. With approximately half of its €12.5 billion portfolio in residential property, the Dublin purchase aligns with the firm's asset-class focus while opening a new national market.
