JLL Arranges $14.4M Non-Recourse Commercial Real Estate Financing for Florida Charter School Campus

PEMBROKE PINES, Fla. — June 11, 2026JLL has arranged $14.4 million in commercial real estate financing for Franklin Academy Pembroke Pines, a single-tenant, net-leased educational campus in Broward County, Florida, the firm announced.

Deal Structure and Commercial Real Estate Financing Terms

JLL Capital Markets worked on behalf of the borrower, Alliance Industrial Company, to secure the five-year, fixed-rate, non-recourse loan through a regional bank.

The JLL Capital Markets Debt Advisory team representing the borrower was led by Managing Director Max La Cava, Associate Justin Ratcliffe, and Analyst Abbie Kushner.

"We ran a competitive debt advisory process that generated 15 term sheets from bank and non-bank lenders, resulting in one of the lowest spreads we've secured on a specialty-use asset," La Cava said. "Lender appetite was exceptional, driven by the mission-critical nature of the educational campus and the operator's strong track record."

Property Overview: Net-Leased Educational Campus in Broward County

The financed property, located at 18800 Pines Blvd. in Pembroke Pines, is a 79,271-square-foot educational campus built in 2011. The purpose-built facility includes 66 classrooms, administrative offices, a media center, and comprehensive student facilities, and serves approximately 1,400 students in grades K-8.

The property is 100% net-leased to Florida Charter Foundation Inc., a Florida not-for-profit corporation operating under Franklin Academy Foundation Inc. The charter school operator maintains five locations throughout South Florida.

Market Context: Broward County Demographics Support Educational Real Estate

JLL pointed to Broward County's demographic profile as a key underwriting factor. Within a 15-minute radius of the Pembroke Pines campus, 49.7% of households hold bachelor's degrees or higher, and the area commands an average annual income of $151,635, according to the firm's announcement. Broward County's continued population growth was also cited as a positive fundamental for educational real estate in the area.

Alliance Companies, led by Robert Cambo, served as the borrower in the transaction. The firm reports more than 25 years of experience in Florida development, having built over 2.2 million square feet of commercial, residential, and educational facilities. Its educational portfolio specifically includes 20 facilities totaling over 1.1 million square feet, serving more than 15,000 students across seven counties.
