JLL Arranges $39M Bridge Loan for Active Adult Community in Worcester, Massachusetts

WORCESTER, Mass. — June 4, 2026JLL Capital Markets has arranged $39 million in bridge loan financing for The Arbella at Bramble Hill, a recently completed, 123-unit, Class A active adult community located at 361 Arbella Drive on the West Side of Worcester, Massachusetts. The loan was secured through Eastern Bank on behalf of the borrower, UW Senior, LLC, an affiliate of developer The United Capital of Companies, Inc.

The bridge loan retires the property's existing construction loan and will fund remaining improvements at the site, according to JLL's announcement.

Property Overview: Class A Active Adult Community in Central Massachusetts

Completed in the first quarter of 2026, The Arbella at Bramble Hill comprises three three-story residential buildings totaling 123 apartments — 57 one-bedroom and 66 two-bedroom units — with an average unit size of 1,049 square feet. The 17.36-acre site also features an 8,500-square-foot clubhouse offering a fitness center, yoga studio, wellness spa and salon, indoor pool, bistro, great room, multimedia theater, golf simulator, and an outdoor kitchen with grilling stations and a fire pit patio. Additional amenities include pickleball and bocce courts, a community garden, and a dog park.

The property will incorporate United Group's trademarked lifestyle program, The SUN® Program, which the company describes as providing residents with services and activities designed to support active living and wellness.

At $39 million across 123 units, the bridge loan implies approximately $317,000 per unit.

Transaction Structure and Financing Team

JLL's Capital Markets Debt Advisory team represented the borrower in the transaction. Managing Director Henry Schaffer and Director Madeline Joyce led the assignment.

"The Arbella at Bramble Hill addressed a robust market need, as there is a rapidly expanding 55 and older population in Massachusetts yet there are limited market-rate active adult options for those residents," Schaffer said in the announcement. "Due to this and the strength of the asset and sponsor, we saw a significant amount of interest from banks, life companies and debt funds."

Eastern Bank, founded in 1818 and headquartered in Greater Boston, provided the bridge financing. The institution offers commercial real estate lending across multifamily, office, industrial, warehouse, hospitality, and retail segments, according to the bank's company description.

Michael J. Uccellini, President and CEO of United Group, noted the significance of the new lender relationship. "Their collaborative approach and executional expertise resulted in a highly efficient and seamless financing transaction."

Worcester Market Context: Demographics and Demand Drivers

Worcester is the second-largest city in New England and home to 10 higher education institutions, as well as major employers including UMass Memorial Healthcare, AbbVie, Hanover Insurance, and Unum Insurance. The city has developed a profile as an "eds and meds" hub, a dynamic JLL cited as supporting a strong renter pool among the 55-and-older demographic.

JLL's announcement identified approximately 17,000 households in the primary market area aged 55 and older, which the firm characterized as a demand base supporting long-term occupancy at the property. The West Side location places the community at the convergence of Interstates 90 and 290, providing access to the Greater Worcester area and to Boston.
