JLL Arranges Construction Financing for 483,128-SF Industrial Real Estate Development in Sunnyvale, Texas
JLL Capital Markets has arranged construction financing for Clay Road Business Park, a three-building, 483,128-square-foot Class A industrial development in Sunnyvale, Texas, approximately 14 miles east of downtown Dallas, the firm announced April 22, 2026.
JLL worked on behalf of the borrower, CapRock Partners, to secure a floating-rate, 3.5-year loan with two one-year extension options through a regional bank. The loan amount was not disclosed.
Industrial Real Estate Project Details
The to-be-built industrial park will comprise three Class A buildings measuring 124,140 square feet, 155,802 square feet, and 203,186 square feet, respectively. Each building is designed to accommodate two to three tenants.
The property features clear heights ranging from 32 to 36 feet, 81 dock-high doors, six grade-level doors, 67 trailer spaces, and 517 automobile parking spaces.
Construction is expected to begin in April 2026, with delivery anticipated in March 2027.
Strategic Location in the East Dallas/Mesquite Industrial Submarket
The development is positioned within the East Dallas/Mesquite industrial submarket. All three buildings will sit half a mile from US-80 and four miles from Interstate 635, providing connectivity throughout the Dallas-Fort Worth metroplex.
The site is approximately 36 miles from Dallas/Fort Worth International Airport, a major cargo hub, and 20 miles from Dallas Love Field Airport. Its proximity to the Union Pacific Dallas Intermodal Terminal — located approximately 20 miles southwest — further enhances the property's appeal for businesses requiring multimodal transportation options, according to the firm.
