JLL Arranges KKR-Advised Refinancing for Old Parkland East Campus in Dallas' Uptown
DALLAS — JLL Capital Markets announced Nov. 2 that it has arranged refinancing for Old Parkland East Campus, a 289,113-square-foot office property in Dallas' Uptown submarket, through a seven-year loan from capital accounts advised by KKR.
JLL worked on behalf of the borrower. The JLL Capital Markets Debt Advisory team representing the borrower was led by Senior Managing Director John Rose, Vice President Ryan Pollack and Associate Jordan Buck, the firm said.

The transaction follows the May 2026 refinancing of Old Parkland West Campus, which JLL also arranged on behalf of the owner. The West Campus financing covered six buildings totaling 288,217 square feet: Old Main, Woodlawn Hall, Reagan Place, Oak Lawn Hall, Parkland Hall and Commonwealth Hall.
The East Campus financing comes roughly six months after the West Campus deal, suggesting the owner is pursuing a broader capital-markets program across the Old Parkland campus rather than addressing a single asset.
Old Parkland East Campus Property Details
Old Parkland East Campus comprises three connected, Neoclassical-style office buildings: Providence Hall, Resolute Tower and Endeavor Hall. The buildings were completed in 2024 and sit at 4010, 4020 and 4030 Maple Ave. in Dallas. Providence Hall totals approximately 50,000 square feet, Resolute Tower is eight stories and approximately 176,000 square feet, and Endeavor Hall is approximately 60,000 square feet. The broader Old Parkland campus is listed at 3819 Maple Ave., Dallas, TX 75219.
Each building sits above a three-story below-grade parking garage that spans a full city block, according to JLL. East Campus represents the latest completed expansion of what the firm described as Dallas' most historically significant office development.
The campus is amenitized, and East Campus includes The Orangery, a food and beverage venue for tenants, and the Ether Dome, a standalone building that supports tenant engagement and the Old Parkland Speaker Series.
Dallas Office Market Context
The refinancing comes as Dallas office fundamentals show a split between newer, premium buildings and older inventory. Dallas-Fort Worth office vacancy stood at 23.7% in the third quarter of 2026, down 150 basis points year over year, with average asking rents of $34.14 per square foot. Class A asking rents reached a record $39.94 per square foot, and vacancy in trophy properties declined to 19.2%.
A separate third-quarter market survey placed Dallas total vacancy at 24.8%, with direct asking rents of $34.70 per square foot. In the Uptown/Turtle Creek submarket, one market summary recorded 209,584 square feet of quarterly absorption, submarket vacancy of 19.1% and asking rents of $64.40 per square foot, well above the Dallas-wide average. Third-quarter market reporting indicates demand is strongest for newer, high-quality space in Uptown and other prominent Dallas business districts.
Outlook
The seven-year loan from KKR-advised accounts illustrates institutional capital availability for a recently built, amenity-focused office campus in Uptown, even as overall Dallas office vacancy remains elevated. JLL Capital Markets has now arranged financing for both the West and East campuses of Old Parkland.
JLL Capital Markets, the firm said, has more than 3,000 specialists worldwide with offices in nearly 50 countries. JLL (NYSE:JLL) reported annual revenue of $26.1 billion and operations in over 80 countries.
