BridgeInvest Provides $63.4M Loan as Grover Corlew Buys Fort Lauderdale Office Tower

MIAMI — BridgeInvest has provided a $63.4 million acquisition, lease-up and renovation loan to Grover Corlew for the purchase of 200 East Broward Boulevard, a 21-story, 235,211-square-foot Class A office tower in downtown Fort Lauderdale, JLL Capital Markets announced Nov. 2. Grover Corlew bought the property from Banyan Street Capital for $69.7 million.
Of the loan total, BridgeInvest funded $46.2 million at closing. The lender will fund an additional $17.2 million of loan proceeds for tenant improvements and leasing costs, speculative suites and a capital expenditure program, along with an additional two years of term.
BridgeInvest Loan Structure
JLL placed the three-year initial loan on behalf of the buyer. BridgeInvest provided the financing through BridgeInvest Credit Fund V LP, its flagship discretionary fund, which has raised more than $600 million of limited partner equity to date, with a target of more than $1 billion. Danny Alvarez, director, and Luke Wheatly, associate, led the loan origination for BridgeInvest.
The $46.2 million closing advance equates to roughly 66% of the purchase price, and the full $63.4 million facility equates to roughly 91%. The sale price works out to approximately $296 per square foot.
JLL's Debt Advisory team representing the borrower was led by Senior Managing Director Paul Stasaitis and Analyst Magnus Kron. JLL's Capital Markets Investment Sales and Advisory team representing the seller was led by Senior Managing Director Hermen Rodriguez, Managing Director Ike Ojala, Senior Director Matt McCormack and Associate Hunter Smith.
200 East Broward Property Details
Built in 1992 and renovated in 2017, 200 East Broward sits on 1.4 acres in downtown Fort Lauderdale's central business district. The building offers 532 structured parking spaces across two garage structures. It was 75% leased at the time of the announcement, with tenants including Greenspoon Marder and PNC Bank. On-site amenities include a café and conference facilities.
The property has immediate highway access, Brightline rail connectivity and a Walk Score of 97. The tower has a rose granite and limestone exterior, an attached eight-story parking garage, views of the Atlantic Ocean and Intracoastal Waterway, an Energy Star rating, 24-hour concierge service and shuttle service to the Broward County courthouse, Fort Lauderdale-Hollywood International Airport, the Brightline station and Las Olas Boulevard.
Grover Corlew's Business Plan
Grover Corlew, an investment management group that acquires, develops and manages office and multifamily properties across the southeastern U.S. with a focus on Florida, plans to invest an additional $20 million in improvements over the next two years. Planned work includes full modernization of the elevators and main lobby, an amenity deck with a gym and conference facilities, and new tenant finishes.
"While Miami and West Palm Beach have attracted much of the attention in recent years, downtown Fort Lauderdale is seeing significant growth," said Mark Corlew, partner at Grover Corlew. "Nearly all the office buildings along Las Olas Boulevard have recently traded and are now well capitalized, with strong demand for office space. More than 9,000 residential units have been delivered in and around downtown Fort Lauderdale over the past decade, with several thousand more planned or under development."
Anuj Grover, partner at Grover Corlew, said the firm plans to offer "a uniquely high-quality product for large and small tenants, with views and access that have become increasingly scarce as Fort Lauderdale has grown more dense."
Rodriguez of JLL said the building is positioned to benefit as the Las Olas corridor's appreciation extends to adjacent submarkets, and noted recent anchor tenant renewals.
The acquisition adds to Grover Corlew's Broward County holdings. The firm is developing Mayla Cypress, a 312-unit apartment community in Fort Lauderdale's Uptown Urban Village, with leasing scheduled to begin in January 2027. It developed Mayla Pompano, a 355-unit apartment community in Pompano Beach anchoring a $200 million mixed-use development, and owns Hillsboro Center, a five-building office campus in Deerfield Beach acquired in 2019 for $32.5 million. The firm plans to break ground in 2028 on Mayla Hillsboro, a 360-unit apartment community at that property.
Fort Lauderdale Office Market Context
The transaction comes as Broward County's office market shows elevated vacancy alongside rising rents for higher-quality space. Countywide vacancy was 13.2% in the third quarter of 2026, unchanged from the prior quarter and up from 12.3% a year earlier. Overall asking rent was $43.33 per square foot, full-service gross, while Class A asking rent reached $49.05 per square foot, up from $46.21 a year earlier.
In Fort Lauderdale, vacancy stood at 16.4% in the second quarter of 2026, up from 15.9% at year-end 2025, while asking rent was $49.84 per square foot, full-service, up 5.8% year over year. Broward County recorded 57,400 square feet of negative absorption in the second quarter.
Suburban corridors around Interstate 95 and Interstate 595 can offer rents 50% to 70% below downtown Fort Lauderdale averages, and upcoming deliveries at FAT Village are expected to test demand for new Class A space downtown. Broward County sales activity improved in the third quarter, with the $89 million acquisition of 110 Tower the quarter's largest transaction.
Fort Lauderdale is recognized as the top emerging tech market in the United States, with more than $20 billion in development in the pipeline.
