JLL Arranges Refinancing for Fully Leased Rollingwood III Office Building in Southwest Austin for Ascentris
AUSTIN, Texas — JLL Capital Markets announced July 13 that it has arranged a fixed-rate loan refinancing for Rollingwood III, a 121,115-square-foot Class A multi-tenant office building located at 2500 Bee Caves Road in Austin's Southwest submarket. JLL worked on behalf of the borrower, Ascentris, a Denver-based real estate private equity firm.
Property and Campus Overview
Built in 2019, Rollingwood III is 100% leased and features floor-to-ceiling vision glass windows with enhanced interior finishes throughout all public spaces. The building is one of three Class A office buildings within Rollingwood Center, a multi-building office campus situated on a combined 13.0-acre site in Southwest Austin.
Two structured parking garages serve the campus at a ratio of four spaces per 1,000 square feet. Rollingwood I and II are served by a shared garage, while Rollingwood III benefits from its own dedicated four-story parking structure.
Location and Submarket Context
Positioned at the intersection of MoPac Expressway (Loop 1) and Bee Caves Road, Rollingwood Center sits approximately two miles from downtown Austin. The campus benefits from regional connectivity via MoPac and State Highway 360, providing access to Austin's major employment centers, retail corridors and residential communities.
The property sits in close proximity to Zilker Park — one of Austin's signature recreational landmarks — with access to the city's hike and bike trail network connecting to Barton Springs and Lady Bird Lake.
Deal Details and Capital Structure
The loan amount, lender, term and other financing terms were not disclosed. JLL arranged a fixed-rate structure for the refinancing, which applies to Rollingwood III specifically within the broader Rollingwood Center campus.
