JLL Arranges Sale of 365,774-SF Southern California Industrial Portfolio in Dual-Buyer Transaction
JLL Capital Markets has arranged the sale of an industrial real estate portfolio totaling 365,774 square feet across Los Angeles' San Gabriel Valley and Orange County submarkets, the firm announced May 14, 2026. The transaction, known as Project Bronco, was split between two institutional buyers — EQT Real Estate and Berkeley Partners — each acquiring separate assets through distinct closings.
JLL represented a confidential seller in both transactions. Financial terms were not disclosed.
Portfolio Structure and Split-Sale Execution
Project Bronco was initially marketed as a unified five-property offering before being divided between the two buyers. The portfolio spans two Southern California industrial submarkets: the San Gabriel Valley in Los Angeles County and Orange County.
The JLL Capital Markets team was led by Senior Managing Director Patrick Nally, Senior Ryan Spradling and Evan Moran, Director Makenna Peter, and Associate Shae Vomund.
Buyer Profiles: Institutional Industrial Platforms
EQT Real Estate, the real assets arm of global investment organization EQT, manages approximately $59 billion in gross asset value and owns and operates more than 2,000 properties encompassing over 450 million square feet across the Americas, Europe, and Asia. The firm focuses on logistics and residential properties and employs more than 400 professionals across 50 global locations. EQT's total assets under management stood at EUR 269 billion as of March 31, 2026.
Berkeley Partners is a principal investment firm focused exclusively on light industrial real estate. As of December 31, 2025, the firm owned and operated approximately 14.3 million square feet of light industrial real estate with $3.1 billion in assets under management across targeted growth and gateway markets in the United States. The firm's vertically integrated platform includes asset management, property management, leasing management, and construction management capabilities. Berkeley Partners has previously acquired industrial assets in Southern California; JLL arranged the firm's acquisition of a fully leased, two-building industrial portfolio in Fullerton totaling 202,551 square feet in North Orange County.
