JLL has arranged the sale of Clearwater at Riverpark, a 136-unit Class A independent living community located at 750 Clyde River Place in Oxnard, California, the firm announced July 28, 2026. Harrison Street was the seller, and the buyer is an S&P 500 company focused on senior housing. The sale price was not disclosed.

Built in 2018 within the Riverpark master-planned development in north Oxnard, Clearwater at Riverpark spans 153,297 square feet across 3.8 acres. The community's 136 independent living residences average 809 square feet and include full kitchens, in-unit washers and dryers, and private patios. Amenities include multiple dining venues, a swimming pool, fitness center, theater, salon and spa, putting green, and dog park.

The property sits adjacent to The Collection at Riverpark, an open-air retail and entertainment destination, and is located minutes from Oxnard State Beach with direct access to US-101. U.S. News & World Report has recognized the community as Best Independent Living and High Performing for "Feels Like Home." Clearwater Living operates the property under a resident-first philosophy emphasizing lifestyle programming and service quality.

JLL Capital Markets' Sales and Advisory team represented Harrison Street in the transaction. Senior Managing Director Aaron Rosenzweig and Senior Director Dan Baker led the assignment.

The buyer is identified only as an S&P 500 company focused on senior housing. The profile reflects continued demand from large public seniors housing platforms for Class A independent living assets in high-barrier coastal markets, where supply constraints and affluent demographics support long-term income stability.

Harrison Street Asset Management manages $109 billion in assets under management across real estate, infrastructure, and credit strategies, with a long-running focus on demographics-driven sectors including seniors housing, student housing, medical office, and life science. The Clearwater at Riverpark disposition is consistent with Harrison Street's strategy of aggregating and stabilizing high-quality operating assets before recycling capital. The sale comes as transaction liquidity in seniors housing has improved following pandemic-era disruption, particularly for coastal and high-income submarkets where institutional demand has remained durable.

Ventura County's coastal seniors housing market is characterized by a growing 75-and-older population, high household wealth, and limited new supply. Entitlement complexity, elevated land costs, and constrained infill sites make it difficult to replicate assets like Clearwater at Riverpark, which benefits from its 2018 vintage and master-planned location adjacent to lifestyle retail. Post-pandemic, independent living occupancy nationally has been recovering, with Class A coastal product generally outperforming broader seniors housing averages on both occupancy and rent growth.
