JLL Arranges Sale of Fairwinds Brighton Court to Public REIT in Lynnwood, Washington
JLL Capital Markets has arranged the sale of Fairwinds Brighton Court, a 182-unit seniors housing community in Lynnwood, Washington, the firm announced June 17, 2026. A public REIT purchased the asset from an unnamed seller, retaining Leisure Care as the property's ongoing manager.
Property Overview and Location
Fairwinds Brighton Court is situated at 6520 196th St. SW in Lynnwood, approximately 30 minutes north of downtown Seattle and 45 minutes from Seattle-Tacoma International Airport. The 4.4-acre property has convenient access to Interstate 5 and is proximate to retail and medical facilities.
Originally constructed in 1988, the three-story community has undergone extensive renovations over the past decade, including a full exterior building rehabilitation. The property offers 124 independent living units and 182 assisted living units in studio, one- and two-bedroom configurations. Amenities include a full-service restaurant, casual bistro, fitness center, salon, library, billiards room and a courtyard. Residents are supported by Leisure Care's PrimeFit program, daily activities, concierge services and transportation services.
JLL's Role and Deal Team
JLL marketed the property on behalf of the unnamed seller. JLL's Senior Housing Capital Markets team was led by Senior Managing Directors Jay Wagner, Rick Swartz and Aaron Rosenzweig, Senior Director Dan Baker and Director Dean Ferris.
"Seniors housing remains an attractive investment particularly in properties like Fairwinds Brighton Court that demonstrate stabilized performance and strong demand drivers," Wagner said.
Public REIT Acquires Asset, Retains Management
The public REIT that acquired Fairwinds Brighton Court has chosen to retain Leisure Care as the community's management operator. The financial terms of the transaction were not disclosed.
