JLL Arranges Sale of Five-Property Retail Strip Portfolio in Dallas-Fort Worth to Curbline Properties

DALLAS — JLL Capital Markets announced April 30 that it has arranged the sale of the N3 DFW Strip, a five-property retail strip center portfolio located across key Dallas-Fort Worth submarkets, from seller N3 Real Estate to buyer Curbline Properties (NYSE: CURB).

The retail real estate portfolio comprises strip centers in Flower Mound, Hudson Oaks, Southlake, Red Oak and Waco — suburban Texas markets. Financial terms of the transaction were not disclosed.

Portfolio Composition and Strategic Positioning

The five properties are positioned across suburban markets in the DFW metroplex and Texas. According to JLL, the portfolio offers investors stable cash flow supported by a diversified tenant mix, upside potential through lease-up and mark-to-market opportunities, and strategic positioning in high-growth Texas markets. The firm noted that limited portfolio-scale opportunities in the unanchored strip center segment drove competitive institutional bidding during the transaction process.

Buyer and Seller Profiles

Curbline Properties is a self-managed real estate investment trust focused on convenience shopping centers positioned at high-traffic intersections and major vehicular corridors in suburban, high household income communities. The company trades on the New York Stock Exchange under the ticker symbol CURB.

The seller, N3 Real Estate, is a national firm that owns, manages and develops net-leased retail assets across more than 25 states. The company has completed more than 260 projects for national and regional retailers and currently holds over $300 million in single and multi-tenant retail properties. N3's full-service platform spans site selection, planning, entitlement, construction, leasing and management.

JLL Capital Markets' Investment Sales and Advisory team represented the seller in the transaction. The assignment was led by Senior Managing Director Adam Howells and Director Erin Lazarus.

DFW Retail Real Estate Market Context

The Dallas-Fort Worth metroplex has continued to attract retail real estate investment on the strength of population expansion, diversified economic drivers, major transportation infrastructure and favorable business conditions, according to JLL. The firm noted that the region's suburban markets have seen strong consumer spending support retail fundamentals.

JLL (NYSE: JLL) reported annual revenue of $26.1 billion and operations in more than 80 countries as of March 31, 2026. The firm separately announced a $15.5 million construction loan for an 118,800-square-foot self-storage development in Bend, Oregon, and the sale of a 238,000-square-foot Class A industrial property in Wilmington, Massachusetts. JLL also reported first-quarter 2026 diluted earnings per share of $3.33, up 207% year-over-year in local currency.
