GOLDEN, Colo. — Aug. 7, 2026 — JLL Capital Markets has arranged the sale of Fox Hill Apartments, a 153-unit garden-style multifamily community in Golden, Colorado, with Monarch Investment and Management Group serving as the seller after holding the asset for nearly 30 years. The sale price was undisclosed.
JLL represented Monarch Investment and Management Group in the transaction, which stands as one of only six apartment sales recorded in Golden since 2021 — a figure that underscores how rarely multifamily assets in the submarket change hands.
Property Overview and Location
Fox Hill Apartments is located at 17611 W. 16th Ave. in Golden, a 1972-built community situated at the base of the foothills approximately 1.5 miles from the JeffCo Government Center Light Rail Station. The property offers direct highway access via I-70, CO-470, CO-93 and US-6, connecting residents to Denver, the broader Front Range and the Rocky Mountain corridor. Downtown Golden is within a five-minute drive, and major trailheads are accessible on foot.
The community is surrounded by a concentration of major employers, including the National Laboratory of the Rockies, Molson Coors, Jefferson County, CoorsTeK headquarters, Intermountain Health Lutheran Hospital and Colorado School of Mines.
Fox Hill carries a current occupancy rate of 95% and has averaged 96% occupancy since 2021, reflecting consistent demand for rental housing in the area.
Value-Add Opportunity and Market Fundamentals
JLL described the transaction as a value-add opportunity, noting that 100% of the unit interiors are eligible for renovation under a standardized scope, with additional potential to enhance outdoor amenity spaces.
The property's average in-place rent of $1,645 sits well below the area's median home price of $908,000, producing a 3.30-times premium to own versus rent within a one-mile radius. Current rents represent approximately 15% of average household incomes exceeding $128,000 in the immediate area, a ratio that supports the case for continued rental demand.
Golden has drawn sustained investor interest as one of the Denver metro's west-side destinations, combining proximity to outdoor recreation, Red Rocks Amphitheatre and ski access with a Victorian-era downtown that includes shops, restaurants and breweries. The thin transaction history since 2021 reflects both the scarcity of available product and the reluctance of long-term holders to sell.
