DALLAS — JLL announced June 24 that it has arranged the sale of Paris Towne Center, a 291,958-square-foot, grocery-anchored retail center in Paris, Texas. Culpepper Realty Co. was the seller, and Corsair Property Company was the buyer.
Property Overview
Paris Towne Center sits at the intersection of SE Loop 286 and US Highway 82, along what the firm describes as Paris' primary retail corridor. Originally built in 1976, the center features renovated storefronts and is 96% occupied. Tenants include Aldi, Hobby Lobby, Ross Dress for Less, TJ Maxx, Five Below, Ulta, and Bath & Body Works.
The property recorded more than 2.2 million annual visits and is described by JLL as the most-visited retail destination within a 50-mile radius. Traffic counts on the two adjacent roadways reach 19,158 vehicles per day on Loop 286 and 16,371 vehicles per day on US Highway 82.
A notable feature of the center's competitive positioning is its Aldi location, which JLL identified as the only Aldi grocery store within a 50-mile radius — a factor the firm cited as a key traffic driver for the property.

Paris serves as the county seat of Lamar County and functions as a regional shopping destination for surrounding rural communities in Northeast Texas. The city sits approximately 104 miles north of the Dallas-Fort Worth metroplex, providing connectivity to a major metropolitan market while serving as a convenience retail node for a broad rural trade area.
The transaction reflects continued investor interest in grocery-anchored retail centers in secondary markets where a single property can command dominant trade-area positioning. Centers anchored by necessity-based retailers — particularly those with limited direct competition within a defined radius — have remained among the more sought-after retail asset types in the current investment environment.
Transaction Details and Brokerage Team
JLL Capital Markets' Investment and Sales Advisory team represented the seller, Culpepper Realty Co., in the transaction. The team was led by Senior Managing Director Adam Howells and Director Erin Myer.
The buyer, Corsair Property Company, is a privately owned commercial real estate investment firm based in Dallas. Founded in 2018, the company acquires and operates commercial real estate assets in Texas. According to the firm, Corsair has purchased approximately 1,300,000 square feet of commercial property valued at more than $250 million.
The seller, Culpepper Realty Co., is described as a family-owned Texas real estate firm with a portfolio focused on commercial real estate and student housing.
Financial terms of the transaction, including sale price, price per square foot, and cap rate, were not disclosed.
