JLL Brokers 37,300 m² Industrial Real Estate Lease at Segro Park Dortmund for Healthcare Logistics Provider

DORTMUND, Germany — June 24, 2026 — JLL has arranged a lease for approximately 37,300 square meters of usable space at Segro Park Dortmund, according to an announcement from the firm. The tenant, an internationally active third-party logistics provider operating in the healthcare sector, will use the space to expand its logistics network in Germany. The transaction fully leases Halle C at the Levi-Baum-Straße 9 development ahead of its anticipated October 2026 completion.

Deal Structure and Space Breakdown

The leased space within Halle C comprises approximately 33,000 square meters of warehouse area and 900 square meters of office space, with the remaining balance allocated to mezzanine areas, JLL said. The space is structured as a pre-let, with handover scheduled following the building's completion in October 2026. The tenant's name, lease term, and financial terms were not disclosed in the announcement.

JLL advised the logistics provider and brokered the transaction. The firm reported annual revenue of $26.1 billion for 2025 and operates in more than 80 countries.

Segro Park Dortmund: Former Coal Plant Redevelopment

Segro is developing the broader Segro Park Dortmund site on the grounds of a former coal power plant, with a total planned lettable area of 200,000 square meters. The project includes multiple halls being delivered in phases. Halle B was committed to Amazon at an earlier stage, while Halle A and Halle C were developed on a speculative basis. With the healthcare logistics provider's lease now signed, Halle C is fully leased before construction is complete.

Segro is targeting DGNB Platinum certification for the logistics facilities at the park.

About the Parties

Segro is the developer of Segro Park Dortmund and is responsible for the 200,000 square meter redevelopment of the former coal power plant site. JLL (NYSE: JLL) acted as advisor to the tenant in the transaction. The tenant, an international 3PL in the healthcare sector, was not identified by name in the announcement.
