KVL Group Signs 2,300-Square-Meter Office Lease at Art-Invest Real Estate's M40 in Berlin-Kreuzberg

Art-Invest Real Estate has leased approximately 2,300 square meters — about 24,757 square feet — of office space at M40, its wood-hybrid office building in Berlin-Kreuzberg, to KVL Group. BNP Paribas Real Estate advised both parties in the transaction. The space is scheduled to be handed over to KVL Group in the second quarter of 2027, and the signing brings M40's overall office occupancy to approximately 75 percent.
Deal Details and Space Configuration
KVL Group will occupy offices, shared spaces and a rooftop terrace within M40, located at Hallesches Ufer 40 in the northern part of Kreuzberg. Approximately 110 KVL employees are expected to work from the new location. The company, founded in Berlin in 2003 as KVL Bauconsult GmbH, now employs more than 230 people across Germany and provides project management, expert services, strategic and technical real-estate consulting, and project development to investors, developers, asset holders and public-sector clients.

About M40 and Die Macherei Berlin-Kreuzberg
M40 offers approximately 26,000 square meters of lettable area and was constructed using a wood-hybrid method. The certified glued-laminated timber used in the building comes entirely from regenerative forestry in Europe. The building includes a smart-parking underground garage, a Cycle-In bicycle garage with 485 bicycle spaces, and showers and changing rooms. Ground-floor tenants include the REWE grocery store, the ice cream shop Agiori, the flower shop Blütenkind and The Visit Coffee Roastery. Existing office occupiers include Accenture, Circle K, Stripe, Vestas and Art-Invest Real Estate's own Berlin office.
M40 is one of three buildings within Die Macherei Berlin-Kreuzberg, a mixed-use development on an approximately 20,000-square-meter site at Hallesches Ufer. The broader project includes M60, an approximately 7,500-square-meter building completed in spring 2025 and fully leased, serving as the headquarters of Sunday Natural. Its facade features dark-green folded ceramic cladding and a rooftop photovoltaic installation. The third component, M50, is the former Postscheckamt tower. The development is designed to bridge the gap between the Kreuzberg and Mitte districts while creating publicly accessible open space.
Berlin Office Market Context
The lease arrives as Berlin's office market shows a widening divide between high-quality, well-located properties and older or less adaptable stock. Berlin's office vacancy rate stood at approximately 8.6 percent in the second quarter of 2026, with more than 1.98 million square meters of space available across the city. At the same time, prime rents have continued to climb, reaching between €47 and €49 per square meter per month depending on the source and methodology, representing year-over-year increases in the range of 4 to 7 percent.
First-half 2026 leasing volume in Berlin reached between 367,200 and 385,500 square meters, reflecting a meaningful uptick in activity compared with the same period a year earlier. The divergence between rising vacancy and rising prime rents points to a market in which tenants are concentrating demand in buildings that offer modern specifications, sustainability credentials, transit access and employee amenities — characteristics that M40's wood-hybrid construction, bicycle infrastructure, shared spaces and mixed-use ground floor are designed to address.
