JLL Brokers Sale of Atlanta Multifamily Portfolio From Walton Communities to Clark Ventures With HUD Financing Assumption
JLL has completed the sale of a two-property multifamily portfolio in Atlanta's South Fulton submarket, with Walton Communities, LLC as the seller and Clark Ventures as the buyer, the firm announced July 22, 2026.
The portfolio comprises Walton Lakes, a 305-unit market-rate community, and The Legacy at Walton Lakes, a 126-unit Low-Income Housing Tax Credit community restricted to residents aged 55 and older. Together, the properties total 431 units situated on a 35.83-acre site at 4687 Camp Creek Parkway in Atlanta, Georgia.
Deal Structure: HUD Financing and Affordable Acquisition Debt
Although the properties were marketed individually as well as together, they ultimately traded as a two-property portfolio. Clark Ventures assumed existing U.S. Department of Housing and Urban Development financing tied to Walton Lakes, the market-rate component. JLL also represented the buyer in arranging affordable acquisition financing for The Legacy at Walton Lakes.
The dual-tranche capital structure — a HUD loan assumption on the market-rate asset and separate affordable financing on the LIHTC property — drew a broad range of prospective buyers during the marketing process, according to the announcement. The sale price was not disclosed.
"The ability to buy the assets individually, to put on new debt or assume the existing HUD financing attracted a variety of interested buyers," said Peter Yorck of JLL. "We're excited to see what Clark Ventures has in store for the property and were pleased to be able to play a role in the successful sale and financing of the property."

Property Overview: Garden-Style Communities Completed in 2009
Both Walton Lakes and The Legacy at Walton Lakes were completed in 2009 and are housed across six residential, garden-style buildings on the shared Camp Creek Parkway site. Units across both properties offer one-, two- and three-bedroom floor plans with patios or balconies, washer and dryer connections, breakfast bars, granite-style countertops and energy-efficient appliances.
Shared community amenities include a clubhouse, resort-style swimming pool, fitness center, picnic area, playground and business center.
Walton Lakes operates as a conventional, market-rate multifamily community with 305 units. The Legacy at Walton Lakes is an age-restricted, 55-plus property with 126 units operating under the LIHTC program, which imposes income restrictions on qualifying residents in exchange for federal tax credits provided to the developer at the time of construction.
South Fulton Location and Employment Access
The properties are located in Atlanta's South Fulton submarket, within a 15- to 20-minute drive of major employers across Downtown Atlanta, Fulton County and Clayton County. Nearby employers cited in the announcement include Delta, PepsiCo, HD Supply, The Home Depot, Coca-Cola and Bank of America.
The site is also in proximity to Hartsfield-Jackson Atlanta International Airport, which supports nearly 400,000 jobs. Retail amenities in the immediate area include Princeton Lakes Shopping Center and Camp Creek Marketplace.
