The buyer was CSRE Group, and the seller was C.A. White. JLL represented the seller in the transaction, which was announced May 11, 2026.
Portfolio Overview: Two Historic Multifamily Properties
The portfolio comprises two historic apartment communities situated near Yale University and Yale New Haven Hospital, which JLL described as primary institutional demand drivers for rental housing in the market.
Campus View Apartments, located at 84 Howe Street, was originally built in 1925 and contains 77 units across studio, one-, and two-bedroom floor plans. The property has received upgrades including modern finishes and features an outdoor community courtyard. Traymore Apartments, located at 120 Dwight Street, was built in 1920 and offers 49 units spanning studio, one-, two-, and three-bedroom configurations. The building features preserved hardwood floors and views of the New Haven skyline.
Both properties are situated in the Dwight neighborhood, offering residents proximity to Yale University, Yale New Haven Hospital, and downtown New Haven's retail and cultural amenities.
Transaction Details and Competitive Process
JLL Capital Markets ran a competitive sales process that generated multiple offers, including both portfolio bids and single-asset offers. CSRE Group was ultimately selected based on its portfolio offer and pricing.

Based on the $20.6 million sale price across 126 units, the transaction implies a price of approximately $163,500 per unit. No cap rate was disclosed.
Part of a Broader New Haven Multifamily Portfolio Disposition
The Campus View & Traymore sale represents the second transaction JLL arranged on behalf of C.A. White in downtown New Haven. In January 2026, JLL also closed the sale of Centerpointe Apartments — an 83-unit multifamily community located at the corner of Church Street and Chapel Street in downtown New Haven — to The Simon Konover Company for $20.25 million.
Combined, the two transactions total 209 units sold for $40.85 million.
