JLL Income Property Trust has acquired Worcester Distribution Center, a Class A industrial building in the Western Boston submarket, for approximately $90 million, the firm announced Sept. 30, 2026. The purchase price implies roughly $227 per square foot for the 396,000-square-foot facility, which was built in 2022 and is fully leased to a single tenant on a long-term lease.

Worcester Distribution Center is positioned at the intersection of Massachusetts' primary truck corridors, with direct access to Interstate 90 and Interstate 495. That location supports regional and East Coast distribution and reflects a broader industry preference for logistics assets near major transportation nodes.
The building features 36-foot clear heights and purpose-built improvements including refrigeration, temperature-controlled space, automation infrastructure and a storage vault. Those specialized buildouts differentiate the property from conventional bulk warehouse space and increase the complexity of replicating the facility elsewhere.

The acquisition is consistent with JLL Income Property Trust's stated strategy of investing in stabilized, income-producing real estate. The trust reported approximately $7.0 billion in total portfolio equity and debt investments at the time of the announcement. Following the transaction, warehouse and distribution assets represent the largest single sector in the portfolio at 39%, or $2.7 billion across 66 industrial properties.

The acquisition comes as Greater Boston's industrial market is navigating a period of uneven conditions across product types and submarkets. Broader market vacancy has risen as new speculative deliveries have been absorbed unevenly, with Class A warehouse vacancy facing more supply pressure than smaller-bay industrial properties. The Worcester submarket has shown comparatively tighter conditions, with vacancy running materially below several Greater Boston-wide measures — a dynamic that helps explain the appeal of a fully leased distribution facility in that location.
