JLL Income Property Trust Closes $49 Million Financing on Louisville Industrial Facility

JLL Income Property Trust, an institutionally managed daily NAV REIT traded on Nasdaq, has closed a $49 million mortgage loan secured by Louisville Logistics Center, a Class A cross-dock distribution center totaling approximately one million square feet in the South Louisville, Kentucky industrial submarket. The five-year loan carries an interest rate of 5.28%, the firm announced June 3, 2026.

The mortgage loan is structured with a five-year term at a 5.28% interest rate. JLL Income Property Trust described the transaction as supporting its strategy to increase accretive leverage across its core real estate portfolio in order to enhance forward returns for investors.
"As debt capital markets continue to improve following the recent repricing cycle, we are seeing more favorable terms on debt, creating opportunities to add accretive leverage on both new and existing properties in our core real estate portfolio," said C. "During this recovery phase of the real estate cycle, the addition of accretive leverage to gradually increase our loan-to-value ratio is a strategic component of our business plan to drive positive performance. This added leverage on a high-quality industrial property in an infill location should provide the portfolio with durable cash flow and enhance income for our investors."
Industrial Real Estate Asset Profile
Louisville Logistics Center is described in the announcement as a state-of-the-art, cross-dock distribution center strategically located in the South Louisville industrial submarket. JLL Income Property Trust acquired the property in 2023. The tenant has since made significant custom equipment and technology enhancements to the facility.
The property's location in South Louisville places it within a corridor anchored by major air and ground distribution infrastructure. According to the firm, the region is home to major air and ground distribution hubs for UPS, and the confluence of major highways in the area allows distribution to more than half of the U.S. population within a single day's drive — a logistical advantage the firm cited as making Louisville one of the more desirable logistics locations in the central United States.

JLL Income Property Trust's allocation to industrial real estate represents its largest single property-type exposure. As of March 31, 2026, industrial investments comprised 38% of the firm's total $6.8 billion portfolio in equity and debt investments, representing approximately $2.4 billion in assets across 64 industrial properties.
The firm described industrial as one of its "highest conviction property sectors."
