JLL Income Property Trust Closes $49 Million Mortgage Loan on Louisville Industrial Facility

June 3, 2026JLL Income Property Trust, an institutionally managed, daily NAV REIT (NASDAQ: ZIPTAX; ZIPTMX; ZIPIAX; ZIPIMX; ZIPIBX; ZIPSAX; ZIPZAX; ZIPDBX), has closed a $49 million mortgage loan secured by Louisville Logistics Center, a Class A cross-dock distribution center totaling approximately 1 million square feet in the South Louisville, Kentucky industrial submarket. The loan carries a five-year term at a fixed interest rate of 5.28%.

The transaction supports what the firm describes as a strategy to increase accretive leverage across its portfolio in order to enhance forward returns, according to an announcement released June 3, 2026.

Deal Details and Industrial Real Estate Strategy

Louisville Logistics Center is a state-of-the-art distribution facility that JLL Income Property Trust acquired in 2023. The property features custom equipment and technology enhancements installed by its tenant. The South Louisville submarket is home to major air and ground distribution hubs for UPS, and the region's highway network enables distribution to more than half of the U.S. population within a single day's drive — a logistical profile the firm cited as central to the asset's appeal.

As of March 31, 2026, industrial real estate represents the largest allocation within JLL Income Property Trust's $6.8 billion portfolio of equity and debt investments, accounting for 38% of total holdings, or approximately $2.4 billion across 64 industrial properties. The trust's broader portfolio also includes residential, grocery-anchored retail, healthcare, and office assets.

Leverage Timing and Debt Capital Markets

C. Allan Swaringen, President and CEO of JLL Income Property Trust, framed the transaction as a response to improving conditions in the debt capital markets.

"As debt capital markets continue to improve following the recent repricing cycle, we are seeing more favorable terms on debt, creating opportunities to add accretive leverage on both new and existing properties in our core real estate portfolio," Swaringen said. "During this recovery phase of the real estate cycle, the addition of accretive leverage to gradually increase our loan-to-value ratio is a strategic component of our business plan to drive positive performance. This added leverage on a high-quality industrial property in an infill location should provide the portfolio with durable cash flow and enhance income for our investors."
