King Street Properties Signs UL Research Institutes to 16,000-SF Lease at EastRidge Life Science Campus in Morrisville, NC

MORRISVILLE, N.C. — King Street Properties has signed UL Research Institutes to a 16,000-square-foot move-in ready laboratory and office lease at EastRidge at Perimeter Park, a life science and flex/office campus located in the Research Triangle, the firm announced Feb. 25.
The lease brings UL Research Institutes' Chemical Insights division to Morrisville, where it will operate as a sister site to the organization's existing Chemical Insights laboratory in Atlanta. Chemical Insights conducts scientific research on chemicals and their risks to human health, providing toxicity and exposure data to regulatory agencies, companies, educators, and communities.
EastRidge Campus and King Street Properties' Investment
King Street first purchased EastRidge in 2020 and has since invested more than $10 million in capital improvements across the 49-acre campus. Upgrades include new outdoor areas, pedestrian-focused connections, and tenant amenities. At the center of the campus sits "The Shed," a 9,000-square-foot amenity hub featuring meeting spaces, a tech training center, a lounge, a fitness center, an outdoor PGA-quality putting green, and an indoor golf simulator.
The campus is designed to accommodate life sciences, flex, and office users. King Street Managing Director Sara McTyeire said the move-in ready configuration was specifically intended to allow tenants to begin operations immediately upon occupancy.
"Our move-in ready laboratory and office suite was created to provide a tenant with immediate access to high quality, flexible space so their work can begin on day one," McTyeire said.
UL Research Institutes' Chemical Insights Division
UL Research Institutes is an independent safety science research organization. Its Chemical Insights division focuses on understanding how chemicals present in air, water, and consumer products affect human health. The Morrisville location will function as a sister site to the Atlanta facility, extending the organization's research footprint into the Research Triangle.

Financial terms of the lease, including rent, lease duration, and concessions, were not disclosed.
