Novartis Expands King Street Properties' Pathway Triangle in Morrisville to Over 250,000 SF With Second Facility

MORRISVILLE, N.C. — Novartis will add a second facility at King Street Properties' Pathway Triangle campus in Morrisville, North Carolina, signing a 56,200-square-foot lease that brings the global pharmaceutical company's total footprint at the campus to more than 250,000 square feet, the owner announced April 30, 2026.
The new facility, located at 1760 Strand Street, will support active pharmaceutical ingredient (API) manufacturing for solid dosage tablets, capsules and RNA therapeutics. It marks Novartis' seventh new U.S. facility planned within the year and its second at the Pathway Triangle campus, which spans approximately one million square feet in the Research Triangle region.
Novartis Deepens Presence at Pathway Triangle in Morrisville
With the addition of the 56,200-square-foot space at 1760 Strand Street, Novartis will occupy 202,000 square feet at 2000 Science Drive and 56,200 square feet at 1760 Strand Street at Pathway Triangle. The expansion is part of a broader North Carolina investment that includes five facilities across the state, following a November 2025 announcement by Governor Stein that Novartis had selected North Carolina for a significant portion of its U.S. expansion.

Campus Designed for Pharmaceutical and Advanced Manufacturing
Pathway Triangle is one of several campuses developed by King Street Properties under its Pathway platform, which is designed to reduce real estate obstacles for pharmaceutical and advanced manufacturing tenants. The firm has launched Pathway campuses in Devens, Massachusetts and Morrisville, North Carolina, and most recently established Pathway RTP, a 95-acre campus in the Research Triangle Park.
The Novartis expansion represents the latest example of that approach at Pathway Triangle, according to King Street.
Research Triangle Attracts Pharmaceutical Manufacturing Investment
The new Novartis facility at 1760 Strand Street is the second building at Pathway Triangle to be occupied by the Swiss pharmaceutical company, reinforcing the campus's role as a hub for domestic medicine production, according to King Street.
