Kingsbarn Secures Approval for 128-Unit Multifamily Development in Downtown Escondido

Kingsbarn Realty Capital has received approval from the Escondido City Council for a 128-unit multifamily real estate development in downtown Escondido, California. The council approved the project, known as The Maple, on January 28, 2026, marking another real estate development initiative for the firm in a supply-constrained market.

The Maple will occupy a one-acre site at the corner of East Valley Parkway and Maple Plaza, directly across from City Hall and adjacent to West Grand Avenue, the main street of Escondido. The location positions the multifamily real estate project within a four-block walk of the Escondido Transit Center.

Multifamily Real Estate Development Details

The Class-A apartment community will comprise 128 rental units across four residential floors above 113 first-floor parking stalls. The unit mix includes 19 studios at 512 square feet, 62 one-bedroom units at 686 square feet, and 47 two-bedroom units at 978 square feet. All units will feature smart-home technology and will be built to U.S. Green Building Standards.

Common area amenities will include a resort-style pool and spa, clubhouse with gourmet entertaining kitchen, fitness center, BBQ area, Zen garden, fire pits, conference room, business center, pet run and spa, Amazon delivery lockers, and bike storage facilities. The real estate development is designed with a pedestrian-friendly entrance off Maple Plaza to complement its downtown location.
