Kith Plans First San Francisco Store at Blatteis & Schnur's 100 Stockton in Union Square

New York-based streetwear retailer Kith is planning to open its first San Francisco location at 100 Stockton in Union Square, according to permits filed with the city's Department of Building Inspection. The permits, which are under review, describe a 5,600-square-foot retail space and reference a possible expansion into a neighboring space for a restaurant — moves that would make the Union Square outpost Kith's 21st store and its first in Northern California.
The Property: 100 Stockton in Union Square
The planned store would occupy a ground-floor retail space at 100 Stockton, a building that previously housed the Macy's men's department before that store closed in 2012. Blatteis & Schnur acquired and redeveloped the property, converting it into office space and multiple ground-floor retail units. The building reopened in 2023, with hospitality company Convene occupying 65,000 square feet of the space, including one of the ground-floor retail units. Japanese-Peruvian restaurant Chotto Matte operates on the building's rooftop. Five adjacent ground-floor retail spaces at 100 Stockton are currently unoccupied, giving the landlord flexibility to accommodate a larger-format tenant or a future food-and-beverage use.
Kith did not respond to requests for comment, and representatives from Blatteis & Schnur declined to comment.
Kith's Retail and Restaurant Expansion Strategy
Founded by Ronnie Fieg, Kith began as a footwear retailer before expanding into men's, women's, and children's apparel, home goods, and candy. The brand has increasingly paired its retail stores with food-and-beverage concepts. Fieg added a sandwich shop to Kith's West Hollywood location and opened a retro Mediterranean restaurant adjacent to one of his New York stores. Kith's original restaurant venture, Sadelle's, now has four locations. The West Hollywood flagship was also redesigned earlier this year to incorporate a wellness and skin care concept and a VIP shopping experience.
The permits for the Union Square space include a reference to a future food facility in one of the building's adjacent spaces, consistent with how Kith has approached its other recent openings.
Union Square's Retail Recovery
Union Square has historically been home to luxury brands including Louis Vuitton, Hermes, and Neiman Marcus. Kith's planned arrival, alongside the recent opening of fellow streetwear brand A Bathing Ape — also known as BAPE — signals a shift toward a new generation of high-end apparel tenants in the district.
Kazuko Morgan, the space's leasing broker, said demand in the area has been building. "There's been strong retail leasing demand, particularly this year," Morgan said, citing an influx in tourism as well as "wealth getting dumped into the local economy."
Marisa Rodriguez, CEO of the Union Square Alliance, said Kith's interest reflects positive momentum in the district. "While the deal has not yet been finalized, it is encouraging and aligns with the caliber of new retailers choosing Union Square, including recent additions like BAPE," Rodriguez said.
A Cushman & Wakefield retail market report placed Union Square's vacancy rate at 20% in the first quarter of 2026, down from 23% a year earlier. Other recent activity in the district includes The RealReal returning to its Union Square location after leaving in 2023, and reports that Nordstrom and Bloomingdale's are evaluating spaces in the area. Sherri McMullen announced plans to open a boutique on Maiden Lane.
The planned Kith store would be located directly across from Macy's, which announced plans to leave its Union Square flagship but remained after failing to find a buyer for the space.
Market Context
100 Stockton's large ground-floor footprint and adjacent vacant spaces position it as a candidate for retailers seeking both a sales floor and a hospitality component under one roof. Kith's interest in the site reflects a broader pattern in which experience-driven, lifestyle-oriented tenants are being used to re-establish activity in high-profile retail corridors that saw elevated vacancy in the years following the pandemic.
The deal has not been finalized, according to the Union Square Alliance.
