KKR and Fokus Nordic Sell 213-Unit Copenhagen Residential Portfolio to Pears Global Real Estate Denmark
COPENHAGEN, May 11, 2026 — KKR and local asset manager Fokus Nordic have completed the sale of a 213-unit Danish residential portfolio to Pears Global Real Estate Denmark, the firms announced. The portfolio is located across submarkets within Central and Greater Copenhagen and was originally acquired by KKR in 2021 through its KKR Real Estate Partners Europe II (REPE II) fund, a vehicle dedicated to value-add and opportunistic real estate investments in Western Europe. Financial terms of the transaction were not disclosed.
Portfolio Overview
The 213 residential units are distributed across municipalities within Copenhagen and its catchment area — a region that is home to approximately 15% of Denmark's total population and with connectivity to the city centre.
KKR's REPE II fund, which focuses on value-add and opportunistic strategies in Western Europe, held the portfolio from 2021. The firm described the sale as reflecting a disciplined approach to portfolio management and value creation in the Nordic residential sector.
Buyer Cites Long-Term Danish Market Presence
Pears Global Real Estate Denmark, described as an international real estate investment advisor, characterized the transaction as consistent with its existing Danish operations.
"First and foremost, we would like to thank the seller for a constructive dialogue throughout the process," said Emil Holmboe Christiansen, Investment Executive at Pears Global Real Estate Denmark. "We have followed the portfolio with great interest for some time and are very pleased to have successfully completed the acquisition. The investment naturally aligns with our existing Danish activities and supports our ambition of maintaining a long-term presence in the Danish market. The collaboration between our Finance, Asset Management and Investment teams was instrumental to the success of the deal."
KKR Reaffirms Nordic Real Estate Commitment
Despite the disposition, KKR indicated continued investment activity across the Nordic region. Alexander Thams, Director and Head of Nordics Real Estate for KKR, commented on the transaction.
"We are pleased to have completed this transaction with Pears Global Real Estate," Thams said. "We remain firmly committed to the Nordic real estate sector and continue to view the region as a key growth market with attractive structural characteristics. Denmark's residential market continues to demonstrate resilience and we look forward to pursuing further opportunities in the Danish market and beyond in the coming years as we continue to build our presence in this important region."
KKR's European real estate strategy has established a presence across Denmark, Finland, and Sweden, with investments spanning residential, student accommodation, and logistics assets.
Advisors
In connection with the transaction, Accura and EY served as advisors to Pears Global Real Estate Denmark. KKR and Fokus Nordic were advised by CBRE and Gorrissen Federspiel.
