Klépierre Completes Retail Real Estate Acquisition of Casamassima Mall in Italy
Klépierre, the European shopping mall operator, announced it has closed the acquisition of Casamassima, a mall in the Bari metropolitan area of Italy. The transaction was completed at the end of 2025.
The mall records an annual footfall of 7.5 million visitors, with a loyalty rate exceeding 90%. The Bari metropolitan area encompasses 1.4 million inhabitants.
Property Details
The Casamassima shopping mall is part of a retail destination in the Apulia region, featuring 100,000 square meters of retail and leisure space. The property includes Spazio Conad as a food anchor, along with Leroy Merlin, Decathlon, MediaWorld, Sephora, Foot Locker, Rituals, and a nine-screen movie theater.
The fashion segment is anchored by a flagship Zara store, the only Primark location in the Apulia region, as well as Bershka, Stradivarius, and Pull & Bear. According to the company, several brands have committed to expanding their presence at the property, including new flagship stores.
Investment Strategy
This acquisition aligns with Klépierre's Business-to-Business roadmap, which focuses on accompanying the extension of category killer international retailers. The company plans to refurbish the center to improve the customer experience.
Klépierre aims to generate a high single-digit cash return on this investment as early as year one. The company stated that Casamassima will benefit from its mall platform in southern Europe, allowing for enhanced operational performance through reversion, retenanting, and the introduction of mall income.
