Kryalos SGR Launches Domo Fund With Acquisition of Milan and Padua Student Housing Sites, Adding 880 Beds

Kryalos SGR and King Street Capital Management have launched the Domo Fund and completed forward purchases of two student housing development sites in Milan and Padua, Italy, the firms announced May 5, 2026. The initiative will add a combined 880 beds to the partnership's Italian student housing portfolio.

Domo Fund: Acquisition Details

The Milan property is located at 18 Via Cesare Beruto in the Città Studi district, situated in the catchment area of the Politecnico di Milano — one of the city's most prominent academic institutions. The site is approximately a four-minute walk from the Lambrate underground and railway station and approximately 1.4 kilometers from the Politecnico's Città Studi campus. Development of the 350-bed student residence will be managed by Pohl Immobilien, a South Tyrolean group focused on sustainable real estate and urban regeneration projects across Italy. Planned amenities include a swimming pool, gym, study rooms, a cinema, a dining area, outdoor green spaces, and a sports field.

The Padua property is located on Viale della Pace, in a strategic position between the city's railway station and its city center. The development project, which is currently being finalized, will be managed by Gruppo Industrie Edili Holding, a company with more than 25 years of experience in real estate development and commercialization primarily in northeastern Italy. The Padua facility will comprise 530 single rooms, each equipped with a kitchen and private bathroom, and will be predominantly used as student housing.

Kryalos SGR Expands Student Housing Portfolio

With the two Domo Fund acquisitions, Kryalos SGR's total student housing portfolio reaches approximately 1,500 beds, including an ongoing development in Bologna under the firm's Mathelt Fund. The firm manages €14.2 billion in assets under management and employs a team of 130 professionals, and is classified as "significant in terms of size" by the Bank of Italy.

Market Context: Italian Student Housing

The Padua market hosts approximately 70,000 university students, with more than 70% originating from outside the city, making it the fifth-largest student housing market in Italy after Milan, Rome, Turin, and Bologna.

Kryalos SGR offers transaction management, real estate and credit fund management, development, and advisory services, and partners with Italian and international institutional investors. King Street Capital Management serves as the capital partner for the Domo Fund. Financial terms of the forward purchases were not disclosed.
