La Caisse and Beedie Launch $1 Billion Canadian Industrial Joint Venture With $2 Billion Growth Target
La Caisse, a global investment group, and Beedie, a Canadian real estate developer and operator founded in 1954, announced Sept. 3 the formation of a strategic joint venture to acquire and develop industrial real estate assets across major Canadian markets. The partnership launches with a $1 billion seed portfolio and has established a deployment target of up to $2 billion in gross asset value.
Joint Venture Structure and Seed Portfolio
La Caisse and Beedie each hold a 50% interest in the joint venture. Beedie will manage the enterprise and provide fully integrated services, including asset and property management. The seed portfolio comprises five income-producing properties totaling more than 2.5 million square feet of leasable area, located across Metro Vancouver, Calgary, and Toronto. A sixth asset — a development project expected to deliver approximately 200,000 square feet of leasable area — is also included in the initial portfolio. The properties are occupied by investment-grade tenants across diverse sectors.
To support future growth beyond the seed portfolio, the partners have set a deployment target of up to $2 billion in gross asset value, with acquisitions expected to span the full spectrum of risk profiles in British Columbia, Alberta, Ontario, and Québec.

The partnership is structured as a platform joint venture designed to scale through both acquisitions and development, rather than as a one-time portfolio transaction. The emphasis on well-located industrial space and investment-grade tenancy reflects a broader institutional preference for stable cash flow and downside protection in a market where conditions have shifted from the peak cycle.
Canadian industrial vacancy stood at 5.4% nationally in the second quarter of 2026, with the national average net asking rent at $14.82 per square foot. In Metro Vancouver specifically, industrial vacancy reached 4.5% in the first quarter of 2026 — the highest level since the second quarter of 2015 — with average asking rent at $19.54 per square foot, the lowest since the second quarter of 2022. By the second quarter of 2026, Vancouver average asking rents had edged down further to $19.14 per square foot, a decline of 3.9% year over year. Calgary showed comparatively firmer fundamentals, with vacancy improving to 4.7% in the second quarter of 2026, down 50 basis points from the prior quarter.
La Caisse reported CAD 552 billion in net assets as of June 30, 2026. Its real estate portfolio carried net assets of $42.9 billion and gross assets of $74 billion as of December 31, 2025. In the first half of 2026, La Caisse's real estate portfolio returned 2.7%, versus 3.2% for its benchmark, with the firm noting the sector remained under strain.
Beedie has been expanding its industrial development pipeline alongside the joint venture announcement. The company recently broke ground on South Campbell Heights Business Park at 19084 20th Ave., a 60-plus-acre industrial development expected to deliver more than 1 million square feet of space, with first-phase build-ready delivery in 2026 and the first project due in early 2028.
