LaSalle Investment Management Acquires Zenith Minami Shinjuku Office Building in Tokyo
TOKYO, July 6, 2026 — LaSalle Investment Management has acquired Zenith Minami Shinjuku, a 14-story office building located in Tokyo's Shinjuku submarket, the global real estate investment manager announced. The transaction was completed on behalf of LaSalle Asia Opportunity VI, the firm's Asia Pacific opportunistic real estate fund.
Asset Overview: A Newly Built, Fully Leased Tokyo Office Building
Completed in November 2023, Zenith Minami Shinjuku offers 6,056 square meters of net rentable area across 14 floors, with typical floor plates of approximately 373 square meters. The building is situated a three-minute walk from JR Yoyogi Station and within walking distance of Shinjuku Station. The property features full-height windows on both the north and south façades and panoramic views over Shinjuku Gyoen National Garden.
The building holds CASBEE (New Construction) Rank-A and CASBEE (Real Estate) Rank-S environmental certifications. At the time of acquisition, the property was 100 percent occupied by a diverse mix of tenants spanning healthcare, technology, logistics, food and beverage, renewable energy, and professional services sectors. The seller and transaction price were not disclosed.
Opportunistic Strategy: Rental Reversion in a Supply-Constrained Submarket
LaSalle characterized the acquisition as consistent with its opportunistic investment strategy, citing in-place rents that sit below current market levels as a key driver of the investment thesis.

"The investment offers a clear path to mark-to-market rental reversion while remaining favorably positioned in a reflationary environment."
Kanzo Ichihara, Head of Acquisitions, Japan at LaSalle Investment Management, pointed to supply dynamics in the submarket as a further underpinning of the deal's rationale. "Zenith Minami Shinjuku is a compelling acquisition in a submarket characterized by exceptional supply scarcity," Ichihara said. "The Shinjuku submarket has seen limited meaningful new office supply in recent years and occupier demand for high-quality, newly built spaces continues to strengthen. We are confident in both the building's competitive positioning and in our team's ability to execute on behalf of our investors."
The transaction was sourced through an off-market process, which LaSalle attributed to its market relationships and execution capabilities in Japan.
LaSalle Asia Opportunity VI
The acquisition was made through LaSalle Asia Opportunity VI, LaSalle Investment Management's Asia Pacific opportunistic real estate fund. LaSalle manages approximately US$86.9 billion in assets globally across private and public real estate equity and debt strategies as of the fourth quarter of 2025, according to the firm.
