Life Company Lenders Enter 2026 With Capital to Place as 10-Year Treasury Nears 4% Amid Volatility

Capital markets volatility tied to geopolitical instability in the Middle East has pushed U.S. Treasury yields meaningfully higher in early 2026, creating a more complex environment for commercial real estate financing — though lender activity remains robust, according to a market commentary published by Gantry.

Treasury Yields Climb as Geopolitical Pressures Mount

According to Gantry, the 10-year Treasury fell to approximately 3.98 percent before recent geopolitical events, but has since risen roughly 40 basis points, returning to the low 4 percent range. The 5-year Treasury similarly dropped to approximately 3.51 percent before climbing about 47 basis points in the weeks that followed. The firm attributed the move to elevated energy prices and ongoing conflict in the Middle East, which it said has reinforced a higher-for-longer rate environment.

The rate movement is having a direct impact on both loan pricing and transaction dynamics, Gantry noted. In a market where buyers and sellers were already working to bridge pricing expectations, the recent increase in rates has added another layer of complexity.

Life Company Lenders Compete With Greater Flexibility

Despite the volatility, Gantry reported that lenders remain active and focused on deploying capital. Life company lenders are entering the year with capital to place and an increased willingness to compete on structure, the firm said, noting that many are operating with greater flexibility than seen in prior cycles.

That flexibility is showing up in the form of shorter-term executions, bridge-to-permanent structures, and more tailored solutions for assets in transition. Life companies are also continuing to provide non-recourse financing and early rate certainty — characteristics the firm described as consistent with their historical approach to commercial real estate financing.

Execution and Lender Selection Increasingly Critical

Gantry noted that while the range of available loan executions has widened, so has the gap between average and best-in-market outcomes. The firm said structure and lender selection are having a more pronounced impact on proceeds and pricing in the current environment.

Borrower behavior has been mixed. Some have taken a more cautious approach as fixed rates have moved higher, while others are continuing to transact, recognizing that lender liquidity remains strong, according to Gantry. The firm also flagged that volatility in the Treasury market is making rate lock timing more critical than in more stable environments, as relatively small movements can materially impact execution.

Near-Term Outlook for Commercial Real Estate Financing

For borrowers with near-term financing needs, Gantry characterized the current environment as workable, particularly given the continued activity from life company lenders. However, the firm cautioned that expectations for materially lower rates in the near term should be weighed against ongoing macroeconomic uncertainty.
