Link Logistics Reports Rising Leasing Demand Across Industrial Real Estate Portfolio in Q1 2026

May 21, 2026 — Link Logistics reported increased leasing volume across its North American warehouse and industrial real estate portfolio in the first quarter of 2026, with activity outpacing the same period a year earlier, the company announced.
Luke Petherbridge, chief executive officer of Link Logistics, highlighted what he described as favorable supply-demand dynamics across the firm's last-mile warehouse and logistics real estate holdings. "All of the data says that the enterprise is operating at an exceptional level," Petherbridge said in the company's announcement.
Three Demand Drivers Fueling Industrial Real Estate Activity
Link Logistics identified three structural forces driving leasing interest across its industrial real estate portfolio: e-commerce growth, manufacturing investment and data center expansion.
On e-commerce, Petherbridge noted that by the mid-2030s, half of the U.S. workforce will have grown up with same-day and next-day delivery as the norm — a generational shift the company expects to sustain long-term occupier demand for last-mile warehouse space.
Manufacturing investment is also generating leasing activity across specific geographies. "We're seeing strong manufacturing demand, whether it's advanced manufacturing or defense spending, particularly in Texas, the Southeast and the Midwest," Petherbridge said.
Data center growth represents a third demand driver, with Link Logistics noting that suppliers and service providers supporting data center infrastructure require nearby warehouse facilities — creating spillover demand for industrial space in markets where that construction activity is concentrated.
Warehouse Real Estate Supply Continues to Moderate
On the supply side, Link Logistics reported that new warehouse development activity continues to slow. "Supply continues to abate in the U.S. and we're seeing demand proliferate," Petherbridge said. The company said it expects this combination of moderating supply and rising demand to strengthen its positioning through the second half of 2026.
A significant share of Link Logistics' leasing roll generated active interest from prospective customers during the quarter, according to the announcement, though the company did not disclose specific occupancy figures or lease terms.
