Lone Star Real Estate Fund VII Acquires Premier Place Office Tower in Dallas
An affiliate of Lone Star Real Estate Fund VII, L.P. has completed the acquisition of Premier Place, a 20-story, 457,901-square-foot Class A office tower in Dallas, Texas, Lone Star Funds announced July 23, 2026.
The acquisition adds a recently renovated, amenity-intensive office asset to the fund's portfolio in one of the country's fastest-growing major metropolitan markets. Glenstar will remain property manager, providing operational continuity for existing tenants.
Property Overview: Premier Place at Mockingbird Station
Premier Place sits adjacent to Mockingbird Station, a mixed-use retail, dining, and entertainment destination with direct access to the Dallas Area Rapid Transit system's rail network. The transit-oriented location places the building minutes from Highland Park, University Park, and Uptown — among Dallas's most affluent and densely populated neighborhoods.
The building features a recently renovated lobby, lounge and bar, and courtyard, along with a 62,000-square-foot Life Time Fitness. Flexible floor plans range from 800 to 21,000 square feet, positioning the property to serve both smaller professional tenants and full-floor corporate users. The sale price, occupancy rate, and other financial terms of the transaction were not disclosed.
Strategic Rationale and Asset Management Plans
Lone Star plans to implement what it described as an active asset management approach to strengthen the property's competitive positioning while continuing to serve existing and prospective tenants.

The Dallas–Fort Worth market has drawn sustained corporate relocations and in-migration from higher-cost coastal markets, dynamics that Lone Star cited as central to its investment thesis for the asset.

The Premier Place deal reflects a broader pattern in the office market, where well-located, amenity-rich buildings have demonstrated stronger leasing demand relative to older, less-competitive inventory. The building's renovated common areas, large fitness component, transit adjacency, and flexible floor plates position it within the cohort of assets best suited to capture tenants consolidating or upgrading their space.
Premier Place's location adjacent to DART rail also provides regional labor access and walkable amenities — characteristics that have become increasingly relevant to employers and workers evaluating office commitments in the post-pandemic environment.
