Long Harbour Expands Single-Family Portfolio With Real Estate Acquisition in Ditton, Kent
DITTON, Kent — Long Harbour has agreed to forward fund the delivery of 111 single-family homes at Orchard Mill in Ditton, Kent, as part of its ongoing investment strategy in the South East of England, the firm announced Dec. 4, 2025.
The transaction involves the acquisition of new homes from housebuilder Miller Homes and will be made on behalf of Long Harbour’s Single Family Housing Fund (LHSFF). The fund is deploying up to £600 million into single-family housing assets, with a total target raise of £1.2 billion, according to the company.
Details of the Orchard Mill Acquisition
The Orchard Mill site will include one- to four-bedroom homes overlooking orchards and open fields. The development is located near local primary schools, a community centre with sports facilities, and Ditton Quarry Nature Reserve. Ditton is situated between the M2 and M20 motorways, approximately 13 miles southeast of the M25, providing access to London and Kent’s coastal ports.
The site is less than 10 minutes’ drive from Maidstone Hospital, which employs more than 8,000 people, and is near major employers including Kings Hill Commercial Park, Kent County Council headquarters, and Kent Police headquarters. The area is expected to see strong demand from key workers in the local area.
Market Context and Regional Growth
The Ditton area is forecast to experience 4.8% population growth by 2028, compared with 2.2% for the UK overall. Income levels in the area are 1.3% higher than for the South East as a whole, according to Long Harbour. The location also offers commuter access to London, with travel times of about 55 minutes to St Pancras and 44 minutes to London Bridge.
This acquisition strengthens Long Harbour’s presence in the South East, linking existing Single Family Housing Fund investments in Essex and West Sussex and consolidating close to 500 contracted units across the region.

Jack Spearman, Managing Director of Single Family Housing at Long Harbour, said the investment marks another step in the firm’s expansion across the London commuter belt. “Ditton is a desirable residential location with a growing population, and these homes will meet the strong demand for high-quality homes in a well-connected part of Kent,” Spearman said in a statement.
