Lument Closes $9.5 Million Life Company Loan for Retail Real Estate Acquisition of Publix-Anchored Shoppes at Sweetwater in Florida

NEW YORK — June 10, 2026 — Lument has placed a $9.5 million life company loan to finance the acquisition of Shoppes at Sweetwater, a 64,000-square-foot Publix-anchored neighborhood shopping center located in Wekiwa Springs, Florida, within Seminole County. Lument Senior Director John Christen led the transaction.
Deal Structure and Financing Terms
The loan carries a fixed interest rate, a seven-year term, and a 30-year amortization schedule, with three years of interest-only payments.
"The life company financing provided an ideal solution, as it facilitates the acquisition of Shoppes at Sweetwater as well as two additional parcels, one with a McDonald's on a pad lease, and the other vacant land for future development or sale," Christen said.
The inclusion of the two outparcels — a McDonald's pad lease and a vacant land site — broadens the scope of the transaction beyond the core retail asset, with the vacant parcel available for either future development or a separate sale.

Graphic Real Estate, described by Lument as a boutique commercial real estate investment and advisory platform specializing in grocery-anchored retail, served as the borrower. RGA Reinsurance Company, a global business focused primarily on life- and health-related reinsurance solutions, provided the life company capital. Both firms are described by Lument as repeat clients.

Shoppes at Sweetwater serves an affluent suburban community within the Orlando metropolitan area. Lument noted that the market benefits from strong tourism and employment trends, as well as high barriers to new grocery supply.
Wekiwa Springs sits within Seminole County, part of the greater Orlando area.
