LV Collective and Harrison Street Close Development Financing for 749-Bed Rambler Clemson Student Housing Project

LV Collective and Harrison Street have closed on the development of Rambler Clemson, a new student housing community located along College Avenue in Clemson, South Carolina, the firms announced March 2, 2026. Construction financing for the project is being provided by QuadReal, with delivery targeted for 2028.

The midrise development will span more than 567,000 square feet and include 227 units and 749 beds.

Project Details and Unit Mix

Rambler Clemson is situated directly along College Avenue, within walking distance of both Clemson University's campus and the downtown area. The development will offer a diverse unit mix spanning studio, one-, two-, three-, four-, five-, and six-bedroom configurations. According to the firms, the six-bedroom layout is expected to be the only one available in downtown Clemson, providing a differentiated option for students seeking flexible living arrangements.

The project also includes ground-floor retail space, which the developers say is intended to strengthen the surrounding neighborhood fabric.

Amenities and Programming

Rambler Clemson's planned amenity package includes a ground-floor coffee shop called Daydreamer Café, mezzanine-level coworking space with private study rooms, a multisport simulator, a rooftop pool deck, and a clubroom and social lounge. The property will also feature a fitness center, yoga and flex studio, and a wellness lounge with a sauna and cold plunge.

No financial terms for the Rambler Clemson transaction were disclosed, including sale price, loan amount, or cap rate. Construction financing is being provided by QuadReal. The project is expected to deliver in 2028.
