M7 Real Estate Completes €181 Million Industrial Real Estate Acquisition of 13 Spanish Logistics Assets in Madrid and Barcelona

LONDON / MADRID — June 2, 2026M7 Real Estate has completed the acquisition of 13 logistics assets in Madrid and Barcelona totaling 138,411 sq m for approximately €181 million, the firm announced. The industrial real estate transactions were executed in two separate deals on behalf of the European Supply Chain Investment Partnership (ESCIP), a joint venture between AustralianSuper and Oxford Properties Group managed by M7.

Two-Transaction Industrial Real Estate Acquisition Expands Spanish Footprint

The first transaction comprises 12 assets — 11 in Madrid and one in Barcelona — acquired from a joint venture between Partners Group Real Estate, acting on behalf of its clients, and the Aristeas Group, which is backed by the Mazin family, through their Aristeas & Partners Group joint venture. The 12-asset portfolio spans 108,115 sq m and is 88% leased to 14 occupiers. The properties are a mix of mid-box and urban logistics assets developed within the past 10 years, ranging in size from 4,750 sq m to 13,950 sq m. Each asset holds either BREEAM "Very Good" or "Good" certification and is situated within established logistics corridors with proximity to dense population centers and transport infrastructure.

The second acquisition is a multi-let urban logistics park in Southern Madrid, purchased from an institutional investor. Built in 2022, the park is fully occupied by three tenants and provides approximately 30,296 sq m of logistics space across three buildings. The property has direct access to the A-4 corridor, one of southern Spain's primary motorways, offering connectivity to nationwide distribution channels and access to the Spanish capital.

ESCIP Portfolio Reaches €1.7 Billion Following Warehouse Real Estate Deals

The two acquisitions more than double ESCIP's Spanish portfolio to over 225,000 sq m. M7 stated that it has executed €850 million of investments for ESCIP over the past 18 months, bringing the partnership's total assets under management to approximately €1.7 billion in gross asset value. ESCIP's portfolio now comprises more than 1.31 million sq m across 132 European logistics assets, spanning 11 investments in the UK and Europe.

The Spanish transactions are consistent with ESCIP's stated strategy of building a portfolio of scale across what the firm describes as Europe's highest-growth logistics markets. Madrid functions as Spain's largest logistics hub and is positioned as a critical node for domestic and pan-European distribution. In Barcelona, M7 cited limited availability of centrally located assets as a factor reinforcing supply-demand dynamics for industrial and logistics space.

M7 Real Estate Cites Urban Growth and Last-Mile Demand as Investment Rationale

John Pow, Managing Director at M7 Real Estate, said the transactions represent a significant milestone in the growth of ESCIP. "Expanding our presence in the Spanish logistics market with the deployment of €181 million across two acquisitions, marks a significant milestone in our growth of ESCIP," Pow said. "Securing this high-quality portfolio of assets also reflects our conviction in the industrial and logistics sector and the value of strategic locations such as Spain, where we're seeing strong urban domestic growth continue to drive rental and investment demand."

M7 noted that the acquired assets benefit from population growth and urbanization trends that the firm says are driving demand for modern, well-located logistics space in Spain. The inner-Madrid weighting of the portfolio is consistent with the firm's stated rationale of supporting last-mile distribution to dense urban populations.
